It was such an exciting thought Exciting indeed! Re: Building a Sekisui house Now Holmesville 446Jun 09, 2016 8:54 pm mim_feher Not that I know of but haven't been out there today. Meeting SS tomorrow at 12:30. Then tomorrow afternoon piering will all be done. Then we can have matching photos Did they asked you to be there for the piering measurements? You are probably aware but there is specific length allowed within the contract. In excess of that will be extra, hence you should be there to verify the actual length. Re: Building a Sekisui house Now Holmesville 447Jun 09, 2016 8:58 pm Yes it is a recommended inspection, we have 60 lineal meters of piering included in our contract and anything above this is charged at 92 a lineal meter. Speaking to the site supervisor and required depth we should be between 60-70 meters of piers hoping close to the 60 mark. Building a sekisui house in Holmesville NSW viewtopic.php?f=31&t=75060 Re: Building a Sekisui house Now Holmesville 448Jun 10, 2016 7:36 am That's good, I heard other builders will not bother to get the owner witnessed then just sent the bill for extra.
Fingers crossed for you that its close to none for extra. Re: Building a Sekisui house Now Holmesville 449Jun 10, 2016 1:25 pm So just finished meeting with SS, total piers 55 lineal meters. So no additional yay. Slab form work also going up whilst there, slab planned for next week. Frames already ordered for the following week yay. However there is a chance that they will require traffic control for frame delivery, fingers crossed not though as it will cost us extra. Also found out that somewhere along the line concrete required is 32mpa instead of 20 mpa. Not sure if this has been charged, So I wonder if there is a variation coming in my future. Check your contract / drawings if it indicates 32mpa, if not they should send you quote / pcv before they proceed. Re: Building a Sekisui house Now Holmesville 451Jun 10, 2016 10:35 pm I never got a copy of the engineering plans which the site supervisor was able which showed the upgraded concrete and too my knowledge I have not signed a variation showing any upgrade or extra cost. what are my rights if they send a variation. Do you possibly know if its in the contract? It could be an item stating extra cost due to soil classification (from M as standard to H), or similar to that. If its not there, I would clarify to your CSO to make sure no surprises.
For us, before and after DA approval, we were given copies of all plans that they have submitted to council. It includes structural drawings showing strength of slab. Re: Building a Sekisui house Now Holmesville 453Jun 11, 2016 7:32 am Yes we have a H1 class slab, which I already knew. However the way the SS was talking that the upgraded concrete was on top of the upgraded slab. So I am not sure. His apparently looking into it.
