Browse Forums Building A New House Re: Our First Home Build with Commodore Homes in Seville Gro 41Jun 21, 2017 2:44 pm I think as long as it's not a change that will require everything to be resent for approvals they should be pretty accommodating at pre-start. Don't imagine a nice will be a problem. Our build thread with Smart Homes for Living in Wellard https://forum.homeone.com.au/viewtopic.php?f=31&t=86092 Re: Our First Home Build with Commodore Homes in Seville Gro 42Jun 22, 2017 12:20 am Sorry not sure how to reply so just adding new comment. Timing between pre-start to slab down was 2 months. That included finalising plans, signing them and then 4 weeks of scheduling. Costs for kitchen bulkhead (includes a change to pantry so bulk head is above that too), 3870 mm long $584 Costs for mitered tiling in ensuite and bathroom $179 We didn't get a shower niche but we did get a tiled nib wall in ensuite (600mm x 1000mm) included at prestart $286 Re: Our First Home Build with Commodore Homes in Seville Gro 43Jun 22, 2017 2:42 pm BuildinginC Sorry not sure how to reply so just adding new comment. Thought it would be loads more.. Great - I have definitely added these to my list! Thank you Re: Our First Home Build with Commodore Homes in Seville Gro 44Jun 22, 2017 2:55 pm We received some great news today.. Our finance is officially approved! **HAPPY DANCE** Although the paperwork and everything was fine, I always had doubts in my head! So glad that everything is approved now - it has definitely made it seem more real! Just wondering if anyone has any tips for prestart? I'm taking my notebook with me but I'm so scared there's things that I'm gonna miss or forget! Re: Our First Home Build with Commodore Homes in Seville Gro 46Jun 23, 2017 12:00 pm Congrats on approval Natasha! I'd just say don't let them rush you into decisions or influence your choices, take your time and choose things you like yourself and you'll be happy at the end. Make sure you give your electrical a fair bit of thought in terms of extra GPO's and placement of lights etc based on how you're going to lay your furniture out in the space. Much cheaper and easier to add extra electrical points during construction than afterwards especially on internal walls. I'm quite certain we have all the powerpoints that we want, and my partner is helping with the position of junction boxes(?) so that we can install downlights after handover.. Now I'm completing confused about conduits? Why is everyone saying to get them and where do I get them? Re: Our First Home Build with Commodore Homes in Seville Gro 49Jun 28, 2017 10:56 pm Woohoo! So shiny, another step closer to slab down bet you're super stoked 🎉🎉 Have the brickies started on the back lot? I swung past the blocks on the weekend but hadn't seen any movement Re: Our First Home Build with Commodore Homes in Seville Gro 51Jun 29, 2017 12:57 am Natasha mrsdoe Congrats on approval Natasha! Now I'm completing confused about conduits? Why is everyone saying to get them and where do I get them? Conduits are installed so you can run cabling to other services after handover without having to do damage to the house, they're particularly helpful in single leaf walls where you don't have a cavity to run wiring. We had had 1x conduit to each bedroom, 2x to the study, 4x to family room and 6x to theatre (4x front and 2x rear side walls for speakers). Luckily Mr Doe is a licensed electrician even though he hasn't worked professionally as a trade for many years but he'll use our conduits after handover to run network cabling to all rooms, to run all the cabling for the theatre concealed inside the walls (speakers, projector etc), to hide all the wiring for the wall mounted TV in the family room inside the walls then to install an intercom system. We'll also be installing CCTV again but the cabling for this will run through the roof space so don't need conduit for these. Depends on what your needs are technology-wise, I doubt many people would have need or want of a system as extensive as ours will be but Mr Doe is a tech head and loves this stuff plus we'll only being paying for the physical cabling and equipment some of which we already had from our last house then all the time and labour will be done ourselves. They've done most of it already! I thought they would've started last week.. we haven't been there for awhile! Really? Gee that was quick! Going to have to sneak down this weekend and have a look. Yeah I swung past on Saturday on the way to Crosby Tiles and all I could see was the bricks still sitting there. I've heard Ventura/AL are quite quick with there builds Re: Our First Home Build with Commodore Homes in Seville Gro 53Jun 29, 2017 9:48 am mrsdoe Conduits are installed so you can run cabling to other services after handover without having to do damage to the house, they're particularly helpful in single leaf walls where you don't have a cavity to run wiring. Yea I think we would just need them for wall-mounted TVs and maybe an alarm system somewhere in the hallway? You're definitely very lucky to have Mr Doe as an electrician.. I've seen some of the prices for installing all of that and I nearly had a heart attack! Re: Our First Home Build with Commodore Homes in Seville Gro 54Jun 29, 2017 9:53 am jad33mily Really? I wanted to take a walk through but my partner stopped me He was worried they would suddenly come and see us having a peek haha Re: Our First Home Build with Commodore Homes in Seville Gro 55Jun 29, 2017 10:01 am Natasha Yep, they've got window frames and some door frames already! Hahaha aw, my partner would be the same but I'm sure they won't have an issue. If the house was at lock up stage and they saw you peeking around that's when they would probably would say something Re: Our First Home Build with Commodore Homes in Seville Gro 56Jun 29, 2017 10:04 am jad33mily Oh wow, will definitely go to have a peek then. If the house was at lock up stage and they saw you peeking around that's when they would probably would say something It's actually looking big now haha the slab looked so tiny! We were legit shocked.. Its a 400sqm block I think and the backyard isn't much - so it's quite a decent size Re: Our First Home Build with Commodore Homes in Seville Gro 57Jun 29, 2017 1:39 pm Natasha It's actually looking big now haha the slab looked so tiny! We were legit shocked.. Its a 400sqm block I think and the backyard isn't much - so it's quite a decent size Oh good, when I saw the slab the first time I had a mini heart attack. Even when I first saw the blocks I said to my partner how on earth are they fitting 4 houses across this space, it seems so small. I don't know how we have managed to get a big of a backyard as we did, just praying the house doesn't feel pokey. Was any of the rubbish/sand pile cleared by any chance when you went there? The land developers said they would look into clearing it, which is a win Re: Our First Home Build with Commodore Homes in Seville Gro 58Jun 29, 2017 3:43 pm jad33mily Oh good, when I saw the slab the first time I had a mini heart attack. The land developers said they would look into clearing it, which is a win Yea I was the same! Haha Nope, the big sand pile and washing machine were still there Some people dumped more stuff on the vacant blocks further down too! I was telling my partner we should go there this weekend and clear up some of the bottles, rubbish, etc on our block.. I've read horror stories of some builders burying rubbish rather than clearing it!! Re: Our First Home Build with Commodore Homes in Seville Gro 59Jun 29, 2017 4:08 pm So I completely spaced to update this with our tile selections!! I think my partner is more relieved about this than I am so I can finally stop annoying him with my indecisiveness haha We've decided to continue on with the same selections in the ensuite, bathroom and laundry so the theme 'flows' through the house.. I know quite a few people like to change it up in each room but it's already hard enough picking colours for one room.. Plus I wasn't keen on choosing other selections that I didn't LOVE, just to have a difference in every room.. Our selection was from Crosby Tiles. We've decided on: Wall Tile: Mattoni White 200 x 400 Floor Tile: Marmo Bianco 300 x 300 Benchtop: Essastone Pure Cloud Cupboards: Formica Snowdrift in Gloss Finish Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ (sorry for the bad lighting!) I LOVE the Mattoni White tile - so we've also chosen this for our kitchen splashback as well.. Benchtop and cupboards will be the same as the bathrooms etc. We did have a look at render colours and we were thinking to have Colorbond Shale Grey as our main render and Colorbond Windspray as our feature render. I'm still tossing up between Windspray, Basalt and Wallaby though so please let me know your opinions! I was also thinking to get shale grey as our garage door colour,.. We are still going through our electrical plan too (I feel like I'm going insane trying to understand all of this..) but that's the last thing on our list before prestart Re: Our First Home Build with Commodore Homes in Seville Gro 60Jun 29, 2017 5:40 pm Natasha mrsdoe Conduits are installed so you can run cabling to other services after handover without having to do damage to the house, they're particularly helpful in single leaf walls where you don't have a cavity to run wiring. I've seen some of the prices for installing all of that and I nearly had a heart attack! Yup we got a quote of $13k just for the network cabling, intercom system and cabling for 4x CCTV cameras (not even including the cameras, they were to be supplied and installed after handover) so I said no way, I will be Mr Doe's assistant and help him pull the cables through and he can do all the work himself for the $10-11k it will save us! I'm not sure what you'd need for putting in an alarm system, maybe worthwhile contacting a couple of security companies and talking to one of their technicians and asking them what provisions they'd recommend putting in place during construction to make it easiest for them to do later?
