Browse Forums Building A New House Re: Building in Cranbourne East-Mayfield (Simonds Homes-Huds 41Jul 07, 2016 8:21 pm We are back from Gallery! All our colours have been picked, electrical done and tiles done. I was feeling very happy about it however now im worried about the colours we have chosen and what they will look like on a bigger scale; has anyone else been really unsure about the colours and they ended up looking great? Re: Building in Cranbourne East-Mayfield (Simonds Homes-Huds 42Jul 07, 2016 8:34 pm I know exactly what you mean about being unsure! I'm sure everything will be fine! If you have any second thoughts though you can change at the contract signing. What did you pick? Did you upgrade anything while you were there? Building Simonds Hudson viewtopic.php?f=31&t=80646 Re: Building in Cranbourne East-Mayfield (Simonds Homes-Huds 43Jul 07, 2016 9:06 pm Yes, im tempted to go to national tiles tomorrow to re have a look! These tiny samples are sending me insane! Our contract signing is in 2.5 weeks so we have to make quick changes Okay ill go through the colours we have picked and upgrades; a little annoying but they forgot to give us the final drawings (although they were wrong anyway as we added an extension to the house) So the upgrades we have gone with: -Wood colour door -shower heads -taps in bathroom an ensuite from mixers to actual taps (easier to fix) -dropdown overhead cupboards in the kitchen (no handles) although this was free -upgraded carpet to category 4 - frosted front door - cold water point to the fridge space -extra cupboards in the butlers pantry - more benches & upgraded to ceasarstone - added custom flyscreens (for the custom doors we put down the side of the house) -frosting to the bathroom windows (crazy this isnt already included) Then through the promotion we got: - extra tv points - external light points - larger mirrors in both bathrooms - fan/light/heaters to both bathrooms - pot draws instead of cupboards - neiches to both showers -larger shower - double vanity in the ensuite -larger vanity in the main bathroom -laundry troth to cupboards -overhead laundry cupboards - ceasarstone in the pantry and kitchen benches - 40 downlights - waterfall edge to the bench - raised ceilings - air con - locks to the bathroom - upgraded the door styles - tile upgrades - electrical we added a heap of power points and lights as well as fan capability (but i will install these later) And then the normal stuff was in our promo as well like standard carpet, standard tiles, drive way, garage door, recycled water and opticomm. Oh and slim line tiles instead Re: Building in Cranbourne East-Mayfield (Simonds Homes-Huds 44Jul 07, 2016 9:17 pm Very good! Sounds like you've thought it all through! Argh, the bathroom frosting, I can't believe that isn't included either! and the locks on the bathroom door haha! And the standard number or power points are not enough! Did the butlers pantry upgrade include power points or did you have to add them? (we had to add ours because ours isn't technically the "upgrade") Building Simonds Hudson viewtopic.php?f=31&t=80646 Re: Building in Cranbourne East-Mayfield (Simonds Homes-Huds 45Jul 07, 2016 9:25 pm Your upgrades sound great, I'm jealous of all your inclusions through your promotion. Did you take pictures? viewtopic.php?uid=71435&f=31&t=82862&start=40 Re: Building in Cranbourne East-Mayfield (Simonds Homes-Huds 48Jul 11, 2016 1:54 am Welcome to Mayfield! Somehow I've missed your thread. I'm guessing you're building along the side, I think it's stage 11? (so weird that the staging is out of order). A couple of things just to be aware of & that you might want to factor in, make sure you call Opticomm to come out at least three weeks before you're due to move in - we ended up with no tv or wifi for that long & it was no fun. Also, there's either no Aus Post delivery to the estate as a whole or at least the newest releases, we only figured this out after a couple of weeks and have had to hire a PO Box small frustrations aside the estate is wonderful and you're lucky that by the time you move in we should be close to having Eliburn connected up through Livingston. Halcyon- I hope we havnt missed anything. Bathroom frosting is rediculusly expensive.. you would be better to get normal glass put in and have someone come out later to replace it.. We have decided to scrap this and will now be frosting it ourselves; which is only going to cost us Maximum $30 compared to the $900 we have be quoted Totally agree standard powerpoints are not enough, and its much cheaper to add them now so we dont have to pay call out fees. Our butlers pantry didnt include any powerpoints we have added them.. Oh how come yours isnt the upgrade?? what did you do different? Matalee- So glad we got the promotion it has saved us upwards of $30,000!! I have got several pictures I will post them today (just have to remember how) Sammy74- Thank you, where are you building Cooper229 -- I do have the photo of the samples but they really dont do them justice i dont think.. Happy to post anyway. I forgot to get a photo of the large tiles though; and the little tiles dont really look the same (at least to me) Thewoodies - Thank you. What stage were you in? Thats correct we are stage 11. I think 1 person in the stage has started as they had their fencing up last time we checked. Oh thank you for the heads up!! I will defiantly be on the phone to them; AusPost that is so annoying.. I will have to get everything delivered to work -- do you have post coming now ? Where is eliburn being connect sorry?? How long have you been in for? Thanks everyone.. I will post photos now !! Also if anyone has any other small tips to add prior to contract i would love to hear them.. We sign Monday and want to make sure we have everything right! Re: Building in Cranbourne East-Mayfield (Simonds Homes-Huds 50Jul 20, 2016 11:45 am Oh, frosting is different to tinting, is that right? As in frosting makes it 'foggy'? We didn't get the pantry "fusion option" because it cut into the kitchen. We extended the garage, so we extended the regular pantry and made the layout the same (bench one side, shelving the other) but added a cavity slider. It worked out about the same. Except we didn't have the sink or window, so the upgrade is good value, but I didn't really want the sink taking up precious bench space when we already have one in the kitchen Looking forward to seeing your selections! The pictures never look as good as seeing them in real life, hey? Building Simonds Hudson viewtopic.php?f=31&t=80646 Re: Building in Cranbourne East-Mayfield (Simonds Homes-Huds 51Jul 20, 2016 11:49 am Yeah We have gone with foggy instead of tinting. Ohh okay that makes sense. I would love to see your house!! Wish they would hurry up for you. That makes sense. Have you kept the kitchen standard size? Yeah i have second guessed our choices so many times now! Re: Building in Cranbourne East-Mayfield (Simonds Homes-Huds 52Jul 20, 2016 11:59 am Same! Yeah the kitchen is still normal size. I love how there's 3 Hudsons in these forums and they're all tweaked slightly to suit each of us! Luckily I can follow all these builds to satisfy my building cravings We changed so many little things and the contract signing, and I'm so glad we did! But it seems second guessing is completely normal though so don't stress! I'm sure you picked great! Building Simonds Hudson viewtopic.php?f=31&t=80646 Re: Building in Cranbourne East-Mayfield (Simonds Homes-Huds 53Jul 20, 2016 12:05 pm That is very true.. Its so nice to talk to people who understand how exciting it is you get the number painted on the road, or the road even to be open!! everyone just looks at me funny haha. Heres hoping!! Right now im trying to work out the height i want the noggings so we can mount a tv and fireplace into them. So hard -- because we dnt have the mounts to measure from & need to work it out by Friday so the arent working it out on the day of contract! Cant wait to see them on a big scale!! The 2 splashbacks are my favourite I think. We sign Monday and want to make sure we have everything right! I missed this! We were stage 10 but things are far from sequential when it comes to titling. And looking through your selections I'm smiling, we also have access cream bricks and dune joinery, we went with dune for downpipes as well but have monument posts at the front. Garage door is Dune too. We're on Adrian which will eventually connect to Berwick-Cranbourne Rd via Eliburn St which runs through Livingston estate. Although the first day we got an elastic banded pile of mail for the entire street dumped in our box so I got to play postie for the neighbours. You'll find you use the extension of Lineham Drive through Parks Edge to Casey Fields Blvd as much as you do Sth Gippsland. The Coles at Shopping on Clyde is only 3-4 mins away. Fingers are crossed very tight that what we have picked has just the right amount of everything involved Thewoodies- Oh Stage 10!! So you are only 1 before us then, when did you title?? Your house seems to of gone up very quickly. I think from memory our posts at the front are the same colour but we only have 2 near the door. I love that garage door so glad we picked it now!! (its always nice to see an example so hard to pick in gallery) Oh okay that will be helpful to get to Berwick saves us going via Ballarato Road. Your house looks very nice I love all your colour choices. Oh thank goodness ill bet thats a weight off your shoulders ;; oh isnt that kind of Auspost. Re: Building in Cranbourne East-Mayfield (Simonds Homes-Huds 60Jul 25, 2016 9:00 pm Quick Update; had our contract appointment today.. 5.5 hours later!!!! All our issues are now sorted. We had such a good run but this really does prove that if you get a bad CRC it effects everything... we have actually requested a new CRC. Fingers crossed. We had several additional changes to what we previously had, and should get our drawings in the next week or so once the final estimations are completed. I will post them then. The issues we have faced to date include: - Double charged for concrete to alfresco (should be included) - They put coloured concrete to the path down the side of our house and normal to the alfresco (we did not request this and it looked silly) - Doors added to our plan but not paid for (which ment they wouldnt be ordered) - Draws to kitchen were the wrong size and would not have fit. Only 1 added should have been 2. -Charged for a flyscreen to MPR that was already included. - charged for extra doors - Colour to laundry cupboard was missed. -Our Tv points were removed Other changes we have made: -We have changed the double door to the bedroom back to a single larger door as it was going to cut up our linen cupboard. - We finally got to add our extension to the house -Added extra draws to the kitchen and pantry - Flow through cupboard in pantry for additional storage -Moved the sink in the pantry - Removed all flyscreens. - Swapped the 2 doors into the living room with the 3 doors into the bedroom. (now 2 to bedroom and 3 to living room) - Removed the glazing to the bathrooms. we will be doing this oursleves cheaper. -Added noggings to the walls, for tv mounting and our fireplace. - Added Fans to the bedroom and alfresco - added external lights - Supply towel rails but not install them. - Shelving to WIR in a U shape rather then L - Made vanity cupboards the same size underneath instead of odd sizings next to eachother - moved garden tap If I was going to hand advise out to someone looking to build it would be not to trust everything you are told! We would not have found these problems if we hadnt of taken it into our own hands.. Even Simonds were surprised how many mistakes were made all because of 1 person. Oh!!! And we got told we didnt meet the energy 6star rating, 3.30pm on Friday (1.5hours before close of business) and we were expected to be at contract 9am today!! (monday) to sign. We had said we werent signing due to the fact that this should have been done earlier and we should have been notified. But thanks to Jason (contract signing guy) who was amazing we felt comfortable signing after he fixed all the errors and talked us through this properly.
