Our plans have this and the garage is also insulated (we went for benchmark specifications so maybe this are a couple of differencenes). Once we upgraded bathroom taps, basins, front door (which is a must), bath, shower, kitchen tap (another must!) we were not far of the showcase specs. I would defintely pay the extra and go with the glass balustrading for the stairs. The standard is just a solid wall. We managed to save a bit with the stairs by opting for glass balustrading but not to the full length. So where the lower floor ceiling reaches the upper floor slab it will change from glass balustrading into a half wall. It ended up costing us $2,400 to do it that way which was $650 cheaper than if we were to make the whole thing stainless steel tube balustrading. This was our Sales Consultant's idea. She's great. The build is a hive of activity now compared to the previous couple of months that moved at glacial pace. Fortunately it doesn't look like the plasterboard or coving is damaged. What concerns have you got with EPS, uncle? It's used a lot in Europe and it rains there occasionally. Also any debris blown about could puncture the wall like a branch blown by strong winds etc. I heard that a workman once slipped and the ladder hit the wall and dented it. They had to use render to fill the dent because it was too costly to remove the lower roof and replace the EPS panel . The frame is bolted to the upper storey slab and the roof is strapped to the frame. The render is 6-10mm thick if it's done properly. It's flexible but nowhere near as strong as brick.
