I've seen a lot of comments re. electricals going up to 15 to 20k , trying to understand where most of the costs are coming from .. I do have 40 down lights added , might reduce to 30 , Evap cooling , split system for ground floor , and standard Heating .. I will be adding the zoning upgrades, Anything else I should lookout for .. Any recommendations on what type of heating cooling upgrades or generally good electrical upgrade options .. Half went on lighting, 58 down lights and a lot of Junction boxes outdoors and (pre wiring) fans 40 lights is an easy 6k 58 wow .. Weve almost reached our budget .. So hoping no suprizes at electricals .. It's been 10 days for us from colour and we haven't received our quote for the selections yet . Thanks everyone! Sizz_G39, it is a little bit different for us. We have to sign the final contract first and then do the colour selection and electricals. My final contract is booked on 25 Jul, tiles selection on 30 Jul and colour selection and electricals on 4 Aug. Not sure how long will they get back to us re colour selection pricing, won't be long though. It's a really valuable experience for a first time builder. I'm currently getting tenders from 3 builders, for similar 2 storey homes. In the end it'll come down to price and inclusions...I guess. We've asked for a Salamanca 33. But with a shower in the powder room, swapping bed 4 and the playroom and hopefully a larger garage or workshop somewhere... I would tend to think you would lose that money if you decide not to proceed. Re: Building with Metricon 3300Jul 17, 2016 11:01 pm qldben, you are right. What we are experiencing in SA is: Step 1: If you have decided with the house design, you pay $1500 for getting the soil report. (No refund) Step 2: You can do whatever upgrades you wish (pricing not confirmed) Step 3: Receive PE (includes all the upgrades) Step 4: Receive PE Amendments request (last chance to change any structural features including Walls, Doors and Windows) Step 5: Agree to the PE Amendments request, sign and pay another $3000. (No more change to structural unless you pay $1000 fee) Step 6: Final Contract signing which we booked in on 25 Jul. (Paying 5% of house price) Step 7: Tiles, Colour selections and electrical (During the Studio M appointment you will be able to adjust items like the bench tops, cooktop, cornices etc. The items you will not be able to change are windows, door positions etc as they are structural. We won't get charged a fee to alter items after the contract signing, however if you choose to upgrade any items in your Studio M appointment this is what you will get charged above the standard cost. If there is an upgrade you have paid for, it can be deleted and credited back at 100%. If it’s part of the standard designer spec (say, deleting an entire bathtub), the credit is 75%.)
