But as i have told you, he isnt giving me a clear pic of the prices. He was asking me what position im in now and whether i have an inclination towards HBC. I told him, we have like 4 designs shortlisted with 4 diff builders and we r doing the same with them. He is applying his sales dialogues as usual; but i felt hes quite ok guy. I will say, the main thing im missing from him is the exact pricing info for these items. I also have the drawings which I think is important to see, the kitchen is what worried me the most, we got a cavity door so it doesn't open onto the stove and a couple of other upgrades. Again i tried talking to my SC asking for a breakdown of prices. He again told me ~9-10k. Then i asked him, do u guys do niches. Then he said NO. I talked for quite a long asking him the details for these and he did stick on to the point that no specific prices will be given(even though he didnt say so). I even told him that i have all details from other builders including elec plans, elevation etc. Still, he didnt move !! I even told him my shortlisted designs n builders and why i chose them. Anyways, I have got answers which I was looking for from HIM !! his final statement was that he can get more info and negotiations once i have finalised HBC and come any extent to help me !! But hes going to show me some land in wollert on SAT. So I am working on my part to figure out what all I should be asking / negotiating if i like tht house/land pkg. When i asked him, which lot hes going to show me, he said he will show me on SAT. But i think i know which one hes going to show me !! But lets c. Hope it is what you really want! On another note, we were also allowed to upgrade to 5-star heating! Yipee! It was only a total of $1845 to upgrade, that is includinga provision for future evap cooling. Didn't get a chance to ask about zoning so we will do this after handover. Hopefully, it's not that expensive. As of now, I'm just happy that we got what we wanted. I just received a call from HBC advising me that council have re zoned the estate I'm in to be a bushfire zone...so now I have to pay $4523 to HBC to proceed with the process. Damn council! I'm already paying mortgage on the loan as the land amount has been drawn down so now that it's all finalised on that side of things, it comes under a variation/out of pocket expense. I know- the savings are dwindling fast! It wasn't in any of our documents either. The land office told us that 4 years ago most of our estate had the bushfire provision but it was removed but now- as of today...it's back!! This is a council decision so HBC wouldn't include it unless they already had information from council before you buy...unfortunately wasn't the case for me. It basically means upgrades to the house have to be done eg. Aluminum fly wire screens instead of the standard nylon, upgraded front door, garage door, whirly bird, gutters etc. it all adds up!
