We have dropped the 3k and gone with the Enigma 30 something (close to 38) Our experience so far has been fantastic. Elle from Kellyville has been exceptional, so I'm wondering what happened to Tivolisf1 for a builder to refuse to work with them. As someone who has built before, I understand the frustrations of customers. Most customers are not in the trade, and have high expectations of the builder. These expectations can be based on the customers own work/life experience, or the customer thinking that because they are spending X thousands of dollars, they should be getting better service. If you let go a little, the process will be less stressful. The builder is relying on the trades to do their part in a timely fashion. And there are many factors involved. 1) customers want the best price, so the builder needs to find trades to do the work at the lowest price. 2) the customer wants the best quality. This doesnt go hand in hand with point one. 3) the customer wants the house built quickly. The best tradies are booked up quickly. So there is a timeline with the good trades. A builder can find a tradie for the job on short notice, but will his quality match the expectation. 4) Your house is just a job to the tradie. As a tradie, I have worked on many homes. But although I did my best work on each and every house, I still only got paid to work base hours. It didnt matter if it was a $4 mil penthouse, or a $400k shack. Same job, same price, same quality, same speed. With the house I have built before, I struggled to let go, as I see the quality of the workmanship vary from poor to excellent. But to reduce my stress, and the stress on the family, I have learned to accept what I cannot change. Think about your own job. How customers can be difficult and challenging. Do you want to be "that" customer to the builder? Or how nice it is to deal with an easy going customer. How much better service you provide to nice customers. At the end of the day it humans dealing with other humans. However, there is a lot at stake when you decide to make perhaps most expensive investment of your life. In the case of most people, the main reason behind opting a project builder as opposed to custom builder or owner builder is that we do not want know how they deliver the house. The decision to go with a project builder is based on the assumption that they are expert in their trade. Yes they do rely on contract labour but they should know how to overcome availability and quality challenges because they have built the same house many times before. I have been patiently waiting since I signed up late last year. Made many polite inquiries. What I got in return was complete silence for 2.5 months. Still making polite inquiries and finally getting somewhere. Most people in my position will either give up or lash out at the builder's representatives. I guess it is true that being rude will only slow down progress but creating situation where people lose their patience will only affect their business in the long term. You definitely have been patient. I always ask for realistic time frames during each stage and if they are not met I follow up with calls and emails to my client liaison officer. Working in a service industry, I find the ones who make a big deal about things and complain get their way most of the time. I was very patient with our previous builder and only got treated poorly, until I stood up complained and finally cancelled my contracts because I had enough of their crap. So now I've been on top of Mojo since the beginning and have build great relationships with my CLA, don't be afraid to ask questions and follow up on things, you're right, at the end of the day we have paid for a service and expect the builder to deliver. Very early in the stage. bought a block in north kellyville and getting a price on Enigma 41 with some changes... Snuck in just before the price rise and promo change! Lets see what the figures comes back at before i go to far! Anyhow - some things that i cannot see mentioned. anyone able to shed some light? locking mechanisms to windows? included? Anyone building enigma post or pm electrical variation rough budget. thinking some 50 double pwr points - Tower power pop up to island bench - 2.5K? (a fair few are included) and 100 odd down lights :S (surely you get a bulk discounts hahahaha) - 11k? being such a a large house we know roughly where the price will be base with site inclusions. then we need to pony up 3K before we get into the nitty gritty.. and figure out the true cost of below Some things we'd like to upgrade which could cost big bucks: full height tiling to main bath and ens Feature wall tiles to walls backing on cisterns in Wcs plumbing fittings - im pedantic about tap ware, basins and pans flooring upgrades - usually with other builders its a terrible range of tile selection.. hoping its reasonable! stone upgrades - huge fan of Ice snow which i think is part of normal range. and atlantic salt is absolutely phenomenal with the right joinery colours. side note roughly what's everyone budgeting for blinds? so many questions.. sorry guys! will be popping in here regularly! There is no guarantee they will apply the base price and promos applicable when you requested the tender. Prices are generally only locked in after you accept the tender. When we first met the sales consultant he handed over all these promotions and said they are included but now on the tender there is a charge for the carpet/ tiles offer!! In my tender they have reversed all promotional charges (15k for ac, 5k for passionality. And 2k for plus) except the carpet/tiles charged at 10k. We are building the Soul 40 and I was expecting no charge based on my understanding of what was pitched to me at the first meeting with the sales consultant. Admin stage with Mojo takes far too long and in some cases longer than the build stage. They generally don't negotiate on base price but check to see if there was any price rise between when you requested the tender and when presented. We are trying to decide to go with the increase in price ($5k), the 'Find more Mojo' promo and get the Tesla battery/solar panels etc or whether to stick with whats in our tender - the old price and the Passionality promo. It's about 14k from mojo without the promotion. You lose out on the 40mm benchtops and a few other things. I wanted the tesla pack as well and tried to get it in with the original pricing instead of the new pricing. That didn't happen. However it was explained to me that there are certain inclusions in the passionality that is better than the new promo. I'm still interested in getting the tesla but i will be waiting till after handover. Hoping by then the tesla would be a lot more commercialize and I can get better pricing .
