For us our BC said that PD permits team have applied for the developers approval and waiting for developers response. The building permit will then be lodged once the block has titled (expected next week) and we have received all of the property information from council and the developer. We used New homes inspections, they were great. I'm pretty sure that if you are buying a block of land in a new estate you have to get both developer approval and council approval. I think the developer focuses mostly on that it fits in with the rest of the neighborhood and the council does the same as well as checking the engineering perhaps? In any case it seems like in my case at least we need both. We're in the process of applying for developer approval at the moment which is proving frustrating because of the lack of internal communication at PD with one department not telling another department about changes which need to be made until after contract, once the block titles and we have developer approval we can then go for council approval. The pricing varied depending on the value of the build. I am not sure if this type of permit applies to all council but it does for Casey Council. In my case the builder paid for it. What is it? "Asset protection helps the City of Casey protect its valuable infrastructure assets from any damage that may occur during building or demolition works (including the delivery of any materials and equipment). If damage occurs, Council can recover the costs of repair from permit holders, rather than ratepayers. We're making progress which is good. Our block will settle in the next couple of weeks and then PD can get the soil test done, we are hopefully putting our plans in for developers approval this week I guess, and then council approval etc after that. We'd had a really hard time finding house designs that we liked and went to a display village near Melton to see a house by Eight Homes that looked like it might be ok on the plan, popped into the PD Kew 28 display and went wow this is exactly what we wanted. Unfortunately we needed to do pretty much all the design option upgrades to have the same structure as the display so there was a fair amount of extra money on top, but that's life.
