Browse Forums Building A New House Re: Boutique Homes 2161May 14, 2016 10:17 am No we haven't engaged a building inspector. My partner works in the building industry and so we didn't require one. Our site start was first Wed in feb. this week we had our kitchen and bathroom cabinets installed and are being told by our supervisor on track for early July handover. Not holding our breath that will happen. Go in expecting it to run over and be pleasantly surprised if it doesn't rather then disheartened if your not in by Christmas. It's not an impossible time frame but things go wrong during a build - trades are delayed, wet weather, things needing to be fixed. Another option might be renting hotel by the month. Depending on how much your rent is it can work out pretty much on par. Remembering you won't have to worry about bills etc. Re: Boutique Homes 2162May 14, 2016 4:57 pm 7th_Cavalry Got a devastating news today that my landlord is selling the property we are staying and we have 2 months allowance to vacate after the sale. Depending on the new owner More and more that I need to push Places Victoria give us the title. Even if they give our title I wont be able to move in to the new house till probably Nov or Dec or Jan17 Worst comes to worst I need to find a place by end of Aug. Any suggestions as I don't know if other rental properties would allow me to rent between 4-6 months Oh well that is life. 7 years in this property and we were good renters took care of the property and paid on time. - The joys of renting What area are you currently renting in? I have a property in Albion available for rent as my tenants broke lease. It's a 2 bedroom renovated flat. We went through interest free at Focus On Furniture as well so no impact to our wallets for a few years. I recommend their ranges however obviously it is a matter of opinion and price. Be mindful though that sometimes you have to wait for the furniture to be built if they don't have it in stock. Our bed and Nick Scali Sofa took 13 weeks to build and deliver. They've really picked up things that we wouldn't be able to notice or care to notice! Best money we've spent throughout this whole build!!! Our land is to be titled by end of year. We have signed our PWC with few structural changes and inclusion for cat2 carpets and bigger front door. As part of their monthly promo, we were offered ceiling height increase to 2700, square corners for living areas and cat2 tiles. As we were new to this whole building, we didn’t add many and now little worried if we are missing out any biggies. I have few queries regarding the variations we could ask for. Please assist: 1. Where will the price protection be mentioned? Is it something they define in the PWC because I can’t see one? 2. As the overall height of the house is increased, is it worth increasing the window height, outdoor sliding doors and internal doors height? 3. Using slide door for the robes in smaller bedroom, provides more space? Is it worth getting it from boutique? 4. Does increasing/decreasing rack size have extra cost? An approx. cost for such change in WIL, WIP. 5. Cost to have Vanila noir 5100 ceasorstone compared to cat1 ceasorstone? 6. Thanks, Laks Re: Boutique Homes 2170May 17, 2016 6:24 pm If definitely increase your door height. We have 2700 ceilings and all doors throughout are increased height. We increased the rail height in the wardrobes to 2000mm to maximise the extra space. You can also put an extra higher shelf in your pantry and linen to use the extra height. We have hinged robe doors as that's our preference. Vanilla Noir is an expensive upgrade - expect at least a couple of thousand. You could consider doing your island bench in that stone as a feature and keep the rest of the kitchen to a cheaper category. The other upgrade I'd suggest is 600mm eaves. Worth every cent. Focus on structural upgrades, fancy doors and fittings can be changed after handover of your budget is tight, most structural stuff really needs to be done from the start. Boutique do almost any dulux colour for facade & then you can ring dulux & ask to send you a4 samples, that's what we did. We took these to our colour appointment to match with bricks & tiles to see what looked better. The question I am hoping someone can answer is how is the caesarstone cut around the sink? Is the stainless steel bridge between the 2 basins exposed or is it covered by caesarstone? I have been told that it is not a good idea to have the casesarstone covering it as it can crack. I have seen pictures showing both ways & I am not sure if you need to upgrade to not have it. (if in case that's the default) Hi we have just had our ceaserstone installed & it is also down the middle, we didn't get any option not to have it & also I don't think I would've had it like that if I had of known it would crack. Bought a dining set last weekend at nick scali, they have a special on at the moment for 1/2 price. A few weekend ago bought lounge from focus on furniture, they have some nice looking furniture & not too pricey. I thought Harvey Norman vey overpriced. Bought our beds from beds & dreams. We wanted the Hampton style but 16K was too much to spend for the facade alone. So when we asked them what facade can be made to look like Hampton style, they suggested Metro. What is the facade have you chosen? We totally loved the Hampton Façade as well, but agree with you way to much money. We have chosen the Viva Façade as I liked the bigger porch it gives you & the 3 smaller windows in the main bedroom. I hope we have made the right choice as I haven't heard of anyone else choosing this façade. We have our contract signing & colours booked in the end of this month, looking forward to getting this over with so I don't have to keeping looking in display homes at colours. Good luck with it all, so nice to have another Providence builder on the forum. As it is a new design, I think we are the only 2 at the moment. I remember this was item11 in one of the sections of HIA, which mentions about 6 months from the PwC date. I had requested for an extension of 3 months but they rejected my request and mentioned about a possible penalty of about 400$ per month's delay. LPAV 2. As the overall height of the house is increased, is it worth increasing the window height, outdoor sliding doors and internal doors height? The Builder recommends increasing Living area sliding door heights to 2400mm in conjunction with the 2700 upgrade. We ended up upgrading all the window heights.. LPAV 6. With cabinet, can anyone let me know the extra cost to get Polytec Thermo, Colour Classic White, Profile Casino EM9 compared to cat1 cabinet doors? There was an option to select all cabinet doors upgrade to sheen or gloss.. the cost depends on the size of the house as well.
