Browse Forums Building A New House Re: Builder in Adelaide 24May 02, 2007 11:01 am Why Big?
Get the aspect right, and it will not need to be anywhere near as big as you think it might have to be. Just make sure it enriches your soul everyday. The rest - is just natural. Cheers Steve Re: Builder in Adelaide 25May 13, 2007 7:36 pm Hi Yac-Chat, went to Flagstaff twice last week and still didn't get through all the homes. However, I guess the one I liked the most was the Medalian Perfect Pavilion home. Liked the finish, colours, the whole style of the home. Way too big for our block but it was good comparing the different houses. Also liked the Australis by Samuel James (opposite the Scott Salisbury house), particularly liked the master ensuite and dressing/wardrobe set up.
Will head out to Mawson Lakes this week, was told about 4 homes there are purpose built for narrow blocks. "Just make sure it enriches your soul everyday" How cool are you! Susan PS: Told a new estate is underway specifically aimed for narrow blocks/homes, unfortunately it wont be ready for another year or so. Re: Builder in Adelaide 26May 14, 2007 11:10 am Hey Susan,
Re the new "narrow" estate, I'd find out who is planning it and maybe the companies planning to build display homes already have plans ready to go. With some 3D visualisation software you can get a feel for what you like and build yours before they do. As to being cool "thank you" I truly believe it is something far too many people loose sight of. I went to this "Narrow" house the other day which is opposite my surf spot (It was having an open house and looks straight onto the break, so I had to have a look didn't I) As soon as I walked towards it I got bad vibes, bad feng Feng Shui indeed, (They were getting desperate to sell too... so it was not just me who didn't like it.) The agent with the snake skin boots sweeping tons of leaves from the entrance certainly didn't help, but it was just all wrong inside too. They'd slammed 3 x Narrow townhouses onto a standard size block, and the design was just poor. Bad sun angles, waste of space, massive bathroom, etc etc. They'd really tried to make it like a 600m2 house on a 300m2 block. And then they'd obviously jigged it to meet council needs for north facing etc etc and to meet the 5 star rating. yes they obviously made it fit, but it looked like it was "made to fit" No soul, no harmony, nice view but that was it. They're on the esplanade on the mid coast. If you want exact address let me knows - Just so you know what not to build Have fun checking out the Mawson Lake houses. Re the blacks rd houses, yep loved the Samual James house too. http://www.samueljames.com.au/showhomes.htm And if you know a bit about feng shui that is part of the reason it feels nice, and yes the main bedroom ensuite was surpurb. Good luck plan hunting. Cheers Steve Re: Builder in Adelaide 27May 16, 2007 11:26 pm Hi Yac_Chat, went to Mawson Lakes today....can I swear on this site? Their website is like 200 years old and sent me off in the wrong direction however, after much driving around finally found the two areas they have on display (one which was pretty awful). Once again Medalion Homes stood out but oh boy....expensive.
I totally agree with you on Feng Shui, more builders/designers should pay attention. And that agent with the snake skin boots, think I met his wife today....woman driving a black 4 wheel drive blocking off the entire main road (doing a u turn ) and giving me the finger at the same time If you or others have any comments on Medalian Homes, I would appreciate it. Regards, Susan Re: Builder in Adelaide 28May 17, 2007 9:11 am Susan If you or others have any comments on Medalian Homes, I would appreciate it. They're a top quality builder. If money is no object then build with them. However, for most of us money is an issue, an I think there is better value for money builders out there. A friend of mine went into a Medallion show home just out of curiosity and the sales guy asked how much they were thinking of spending. My friend thought she'd go over the top and said oh about 350k. The sales guy said "Hmmm... I don't think we can help you." Re: Builder in Adelaide 29May 17, 2007 10:13 am No comments on medalian except he seems a really nice guy. I was thinking of developing a block a few years back and I rang him to ask re an easement on it. He was very heklpful and came up with a few ideas and ways around it. But we never talked prices, but I did check out his homes at grange. Good quality, etc etc, but how efficient are they?
Steve Re: Builder in Adelaide 30May 18, 2007 1:27 am Good question about efficiency Yac_Chat, thought the same after was told I should expect 100+ down lights I haven't gone into detail with them, just the general chit-chat. Still, do like their over all finish but all said and done, I think they may be around the $2 - $2500 sq mtr per build, all inclusive.
Double07, the same question was posted to me from Chasecrown, their lowest estimate was around $650K. PS: Husband will have a heart attack....soon....sooner than he thinks! Re: Builder in Adelaide 33May 22, 2007 3:30 pm Have you had a look at some of the sarah hoems designs? Might not be to you taste, but might inspire some ideas.
I also drove past a display viliage at Sellicks beach/aldinga way on the weekend, but for the life of me can't think of the companies name, but the designs inspired mewith some solar inclusions. It's beside the main south road, so should be easy to find. Good luck hunting. Cheers Steve Re: Builder in Adelaide 34May 29, 2007 9:58 am I don't know them as a builder Susan, but I am on a committee with Bruce Roach at my sailing club and he might be worth talking to.

We just signed up with Seville Homes - hoping it all goes well given what a large investment this all is. We purchased a block at Mawson Lakes (Bridges) - 420 sqm and are building the new modified display (Isabella) 280 sqm. I will be interested to see who you eventually choose and am happy to swap ideas/designs if you wish. Cheers Beetle Re: Builder in Adelaide 37Jun 05, 2007 12:21 am Have just started building our new home with Rossdale.
So far am very impressed with the overall quality and standards employed. Our site stands out from everyone else due to the cleanliness. The site was cleaned and levelled again after the slab was laid and each morning I walk past the site is tidy and clean, even ater the past weeks rain there is very little mud to speak of compared with muddy wheel tracks and pools of water on all the other sites. I can't even see any track marks from where the bricks have been delivered. Our slab was laid on 24th May and they have completed all the wall and roof frame with guttering fixed today, less than two weeks. The slab has also been treated all around the perimeter with what looks like a grey paint which our building supervisor tells us completely seals the slab against any damp penetration. I have not seen any other slab treated in this way. Have even run long lengths of flexible drainage pipe from the gutters to the road to take all storm water away from the site. Have attached some photos so hope they are OK as am not sure if I have done it right. regards PDU Re: Builder in Adelaide 38Jun 05, 2007 12:22 am Photos have not come through, can anyone help with advice.
Thanks PDU Re: Builder in Adelaide 39Jun 05, 2007 9:26 am Re: Builder in Adelaide 40Jun 19, 2008 4:10 pm Hi PDU,
Am interested to know if your house was completed by the finish date in your building contract. We are many months past the contract completion date, paying extra rent and still don't have a finish date. Thanks Obi-Wan Building a new home, and looking for a garage builder (home builder not contracted to do this). Someone to build steel garage (double), colorbond, including supply and… 0 3531 Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget. The benefit is you can tender the project out… 9 22088 |
