"These issues were raised across the process of the build. I have sent an email to the above and to provide accurate feedback of outcome after they looked into these matters. 1. Cavity Sliders - will be reviewed once restrictions are lifted. 2. Air Conditioner - reply "The free air promotion is a builders standard ducted air conditioner which is designed to suit the home design and will service 70% of the home at one time based on supplier retail standards" Please be mindful of this when you go to selections, as you might want to upgrade your unit, vents, zones etc. I understand we should have been more thorough at this stage. One I would suggest budgeting for, still a good deal, but be mindful there might be out of pockets to get what you think you are getting. 100% coverage of the house I would say is suited to the home design, not 70%. 3. Slab - The response I was referred to Building Addendum. It does note that the builder anticipates that the concrete floor will be carpeted by the owner. Blemishes are to be expected and to note that the concrete finish to the slab is not suitable for direct-stick flooring without further preparation. This preparation is the responsibility of the owner not the builder. Please be mindful of this, I did not choose direct-stick flooring, I chose both carpet and floating timber flooring, which is still affected by slab imperfections where I could get my finger under a straight edge, considerable high spots and a "gully" in a hallway. This note in the contract is misleading as it only mentions direct-stick flooring requiring preparation, no mention of any other type of flooring. From the Building Addendum you also have in the selection book "should main flooring be by owner, the builder is not liable for any costs associated with the preparation of the slab floor, subject to the preparation required being with building tolerances." I am currently reviewing the building tolerances. One to budget into your build as well after hand over, so that your flooring is installed without the issues I am currently facing. Ill be doing the same once we have had handover & after they have had decent chance to rectify the issues. But like you if they fix the issues I will reflect this in the review. It will be 100% honest. From our experience they are exceptional at blaming everyone else but themselves for problems/damage etc. or telling you that's how it is and its the owners responsibility. I must say they are not good at sliding doors, whether its internal or external, out internal ones all need work, the external entertainer door is a train wreck way out of HIA tolerances, it has been damaged, it has been used as a muddy boot cleaner and binds up all the way along, (we paid a lot to upgrade the door too).I have raised this 5 months ago and still no action on it (handover is very close). As for the "free" A/C promo we had to spend about another $8,000 on top of their "free promo" so it can do at least 70% of the house effectively. I was impressed you gave them 2 stars, we wouldn't go that high for them. We did plan to give them about 3 stars in the reviews later but that has changed dramatically in the last 3 months. I like how they respond to contacting customer relations, as I have had 3 attempts throughout the build albeit over the phone to contact them, but they wouldn't let me get past the Contract Manager or site supervisor. I asked to take it to customer relations but they wouldn't. Anyhow as previously stated I don't want to scare anyone off with building with them or if they have signed the contract as it a daunting enough process without all the dramas, as their difference could be very different to ours, this is what we have experienced with this company. What Air Conditioner did you end up going for? Re: Angle Vale Dechellis Custom Build 25Jun 15, 2020 6:17 pm Actron ESP Platinum 3 phase QUE Model CRQ5-21AT/ERQ5-21AS. From our experiences, not recommended so far! But time will tell. With ours the screen was faulty from day 1, the unit turns its self on and off randomly, it is ridiculously loud on heating (the neighbour complained several times), and it chews through a lot of electricity. But like I said time will tell. What did you get? BTW I forgot to add in here previously our slab was out like yours, up to 9mm dips in it, we had to get it fixed up ourselves (Contractors) at our cost so we could do flooring as we want to move in, Dechellis didn't want to assist. Actually that's not 100% the correct the site supervisor did patch up a few deep holes for us that were damage from them. I'd get the gutters to match your roof and pipes to match the paint - otherwise they become a feature.
