Browse Forums Building A New House Re: GJ Gardner - Mandalay 298 - QLD 21May 16, 2016 11:46 am We've come to agreement on price and the contract/working drawings are being drawn up at the moment. Next step will be valuation for the bank. We can only hope that they allow valuation through with all our extras (pool, shed, concreting, etc) at contract price. Then, looking forward to colour selections, etc. Dropped in at the land yesterday to measure some things up. Noticed some scrape marks. Turns out they started on our block by accident, as 3 blocks up is beginning with GJ. Not much done, about 10 mins before they realised. But someone's dumped a massive pandanus bush and a heap of dirty rubble with weed matting on site. I know we're going to need fill - but surely it can be of some quality - not 'whatever's going'. Will bring this to attention when needed. Settlement on our house sale is today - no news is good news - expected to be at 2:30pm. As for the rubbish and fill - they won't be allowed to put any fill on your land until your DA is approved, so I doubt the rubbish is from your builder but someone just 'dumping'. Phone call from the sales consultant today - working drawings are completed, plans are with engineers (could take up to 10 working days - then contract will be finalised). Colours consultant will organise an appointment for us in the coming days - my wife is most excited for this. We pretty much finalised that a few weeks ago and have been waiting for working drawings to be drafted. Hopefully I'll be able to review them today. We didn't make too many floorplan changes... biggest was the porch added with 3.4m ceiling and altered a few windows. Changed a few niches and swapped fridge spot and pantry layout (full length cupboard rather than bench on one side). Our working plans have been done - and I've asked for a copy. Hopefully they'll be emailed shortly. However, electrical plan requires a few more changes - but it's mostly good - would like more control of myltiple lights ie. Instead of all 4 or 6 lights turning on by 1 switch I'd like to split them so I can turn 2 near TV off separately. Replace some alfresco lights (had 6) back to 2 and put one over bathroom vanities and beside pool eave and courtyard eave. Apart from these minor changes it looks good after a brief read - will print it out today and read through it properly. So thats what we did. Which is good cos we didnt get their %mark up on the additions we made. I don't think the prices should jump around much, it's more about moving a few existing downlights and splitting some bulk lights up (ie. 4 in to 2 by 2; 6 into a 4 + 2) and having separate switches, changing a few PPs from 300mm above floor to 1200mm, etc. I've been advised to keep these changes for the design consultant - can't see it being a big issue at all. Now, we wait for an appointment with the design consultant and hopefully some choices will be made and in a contract around this time next week! Or soon after. We're building the Mandalay 338 at the moment. One thing we are adding after reading in h1 is a data point/power point in the top of the walk in wardrobe for a router at the back of the house.
