Minor renos don't bring enough profit. Our build was a 4 bedroom, 2 bathrooms, 1 study and 1 computer/fax room. It was just for the three of us, but it was well planned, as my daughter got married and the two stayed around, and my mother in law sold her place and stayed with us as well. Build what everyone wants, that will make it a true investment. They've increased the proposed cost (by about 100K) just before submission for the CDC approvals and signing up the building contracts. We thought it wasn't ethical as we were committed to build since we signed the Preliminary Agreements and lost confidence and trust in the builder. Lost the deposit and we decided to go back to basic weighing up alongside facing problems in the future. My understanding is that - the price increase is inevitable and the industry has accepted this as a new baseline for building the house. Builders will never tend to pass the profits to customers even after the supply chain, labour and other issues resolve in the future - your thoughts? With our build, we saw a display house that was exactly what we wanted, but we wanted a mirror image and a colourbond roof instead of tiles. It ended up being a great idea, because, on three occasions, the builder started putting in the wrong materials. I suggest that everyone does as we did, find the perfect display home for you and build that, changing things will add costs and builders tend to pull numbers out of, I don't know where. Re: Build cost predications post 2022 24Feb 21, 2022 3:58 pm Yes we've been informed of a 20-30% price increase (since pre-covid) with a builder in SA and have heard this is fairly consistent with other builders. I've heard from a few people that there is likely to be more increases throughout 2022, but the biggest jump is likely to have already happened. No guarantee when or if prices will come down either (somehow the building industry defies supply and demand forces).
