I'm still recovering. I'd budgeted for $5K so it was a bit more than I expected, but I knew it wasn't going to be cheap. We got all our down lights done, wiring for fans a couple of two way and dimmer switches and some outdoor lighting. When are all of your PCIs? Finnsmamma yours must be soon!! We are still unpacking slowly but this whole building thing is worth it now, I promise!! We are getting our dream homes just the way we want them!!! My only advice is to be thorough with your PCIs. We found a leaking pipe under a sink , a leaking shower and BBQ issues post handover (all hopefully quickly resolved), so check everything!!! As a bit of background we are building the Marcoola 27 with hastings facade however have made extensions to incorporate a media room and study. Unfortunately we couldnt select the marcoola 30 due to width of our block. We're building on the mid north coast nsw and the info on this forum has been invaluable! We're getting to the business end now; tile app done last week and final colour/ electrical app next week! And majority of that was wiring for downlights and fans, and ppts. We are supplying the downlights and supplying the fans so that was an expense above the 10k. I guess if we knew an electrician or were prepared to do electricals after hand over it would be much cheaper but we decided just to roll with it. If you are going to do that though I would suggest putting as much into your tender as possible so you dont foot the bill yourself. Our sc suggested putting 1-2k in the tender and we upped it to 5k, could have safely put much more on! Thanks Murray. We built in 4k as an electrical variation and saved 3k on our flooring (again we allowed for a 4k variation and only spent 1k extra) so we've got the extra covered. It just seems ridiculously expensive for the downlights... not sure if we can use any of the variation allocation put into the contract to purchase lights from a wholesaler and have the invoice paid from the credit union... will ask them tomorrow however I have a feeling that whatever we allocated in the coral contract for the variations can only be spent through Coral for the credit union to cover the cost. Hi Chris We just purchased our down lights from wide world of lights which were $11 each including globes. Coral charge $20 per down light for installation so we are hoping they will do a cash job for us for around half that of worst case $15 each works out about $15 a light less than coral. Re: Coral Homes general build thread 1930Aug 01, 2015 8:34 pm Sorry guys I have been horribly sick this week (for the last 3 weeks actually, but really bad since Sunday). Now onto double strength horse-tablet sized antibiotics and starting to feel a little alive. Couldn't get out of bed thurs....so the kids didnt go to school.-winning for them lol. Anyway had PC tues. Started fine but my new meddling neighbour came and interrupted and i was too ill to say no to going and discussing our boundary landscaping (they only have slab down so far!). So i missed the 2nd half. Sewer wasnt fully connected so couldnt check any taps. Mostly just touch ups to do plus shaving down the doors (extra thick carpet +extra thick underlay lol). Then i woke at 3am delirious yesterday and realised they've forgotten my pop up powerpoint in the island bench! Text SS and he's "all over it" Painter there today working away but no hole in the stone.... supposed to have handover Tuesday next week. Bank was ready with cheque last tues (talk about fast for once). Now i need to go catch up on everyone elses builds.... Re: Coral Homes general build thread 1931Aug 02, 2015 6:27 am Hi Chriss841, The private certifier deemed our build as non complying, I had assumed it would be non complying due to a side setback and then had to go through GTCC which only took 3 weeks. Once the construction certificate is issued, things get moving quickly. We are 8 weeks now and plaster is about to be hung, brickwork complete and rendering commencing. Dulux have over 180 whites! I keep coming back to white exchange half, white polar quarter and whisper white. We have whisper white in our current place but it feels cold and stark but the sample swatch is warmer. I am starting to think we were given the wrong white or she mixed it wrong. Thanks. Clipsal and colour selections done yesterday. $2k over in electrical and $$$ in colours, oops. Things like off-white mortar, wood-look garage door, rain shower, handleless kitchen, gloss white top kitchen units, coloured walls in most rooms etc. soon adds up. Just letting everyone know we had electrical rough in this morning and got a few extra things done whicher were 3x external lights 1 x extra double PowerPoint in media room Tv point and double power point in main bedroom. Electrician was happy to do this and charged $280 cash. I know that every trade is different but just thought I would let anyone know who was curious for extra works.
