The appliances get installed the day before handover because they are not insured by builder. As we are living in very limited space (about 50m2) we wanted to get the appliances delivered just before they were ready to be installed as we have limited storage space. At this stage it is only a rough estimate so still no guarantees of being in by end of August. However, the tiling started today so they are still on track. Re: Building with Rendition Homes 184Aug 03, 2010 1:58 pm Have been reading forum with interest as we are currently building with rendition, up to the selections process, Unfortunately we are building as the old house burnt down so we are completely unprepared for the whole business of building and had done no prior research. At intial contract they threw in the classic plus package for free and this shows as a credit of approx $9000 on contract. Just wondering if this is common practice as a "selling tool" and if we don't choose something within the classic package eg: have less tiling, if there is a further credit on the contract. Also weighing up whether to go for the classic plus package or the whole hog for the executive finishes, have other people worked out if this is cost effective. Sorry, long post, no real idea what we are doing ... however rendition have been really good at holding our hands through the process. We are STILL waiting for Rendition to get us to council for plannig approval. AND we provided them with all the working drawings engineers reports etc. Going on 6 weeks now. However, we did choose to upgrade to the Executive package as we would have upgraded things like skirtings, kitchen, down lights etc. For our sized plan we paid about $23000 for the privilage! OUr Sales consultant has been very adamant that any option you do not wish to take will be credited at the full value. He mentioned that Rendition are one of the few that live by that promise. But hey - it's hard to take everything on board and believe it all....who knows until you see it! The more we get into this (and being a second time build for us) the more we realise that everything is always int he builders favour....but if you want a house, in our case, our design, it feels like a nesessary evil! I just cant wait to get things started. We have had our working plans since Feb.....I think we will be lucky to get a slab down by Christmas!!! Good luck with everything, keen to hear how you get on. Re: Building with Rendition Homes 186Aug 07, 2010 12:02 am We went with the building specs which I think "saved" us about $12,000 from the classic. We went from having a very tight budget of $150,000 to $230,000 with the interest rate decrease so we changed our minds half way through. We couldn't change the specs so we had to upgrade everything ourselves. This actually didn't turn out too bad for us because we changed most of the inclusions which would have been in the classic package anyway. From memory I think the top package was just stone benchtops, downlights, dishwasher. Most of these things can be done post handover excluding the stone benchtop which you can just upgrade anyway. As far as getting credits back - hmm you get back the amount they are charged. For example we got $190 credited back for the standard toilet suite, which sells at Direct interiors for much more than $190. We got $70 credit for the basins again not the retail price. I did up a very detailed spreadsheet comparing the builders specs and classic with our upgrades and our credits and I think we came out even with both. We have also supplied our own appliances, which we were credited about $900 but then had to pay for them to install which was an extra couple hundred. We would have got back about $2000 if we had gone classic. We got our appliances half price so it was worth the savings. As far as building inspections go. I guess it comes down to your own piece of mind. I can honestly say when it comes time for our walk through there will be a very short list. There have been a couple of things along the way, but have been rectified with a quick phone call to the SS or have been rectified before I have even had a chance to call him. Constantly confused, I'm so sorry for you that your house burned down, I just can't imagine how terrible that must have been. On Wednesday the painting started and they should be finished by mid next week. We are so happy with the finished product, she's just beautiful. Handover is scheduled for 10am on Thursday but it will depend if we can get the bank cheque on time. The bank has been great, they have booked in valuer tomorrow morning so handover has been pushed back to friday at midday. We are hopefully, going for the builders interview in a few weeks so should find out just how much we have blown our budget soon ( I still can't get over that I brought a $600 toilet - I am going to charge a toll for anyone that uses it, but I don't ever have to clean behind it). Does anyone have any tips as to what we need to ask at the builders interview or to make sure is covered. Reading some of your comments regarding actually having a handover date is encouraging as it does seem like our house is still a very dim light in the far future, but I imagine it will come around soon enough, and yes our old house burning down was a bit of hiccup but if things pan out as we plan we are going to have very nice house when we are done, and the plus is we get to buy all new furniture for every room as we haven't bothered to buy any yet, just living with borrowed items. It is fantastic being able to walk in any time I like. We wont move any furniture in until carpets are in and side fence is up. We had our data cabler come through today, did any amazing job at quoting, he left no stone unturned. The smashed window was finally replaced today so I'm feeling alot better about the security of the house. I imagine the day when we will get our keys, I guess first things first ... got to get that slab poured ... It is encouraging to see your timeline, it seems that they were around six months from the slab pour to the end date. They did say to us six months for single storey, up to 8 for two storey (we are going two storey). Yes we did get the soft close lid toilet, I loved it too, although only downstairs for the guests - upstairs we make do with standard finish. Enjoy your new home .... again so jealous ... Can anyone tell me if they have had a positive experience building a split level design with Rendition? Or If anyone has built with them was there quote far off the final pricing you received? Thanks Re: Building with Rendition Homes 198Sep 23, 2010 4:45 pm our initial quote for the building was pretty spot on, the additional costs came when council made changes to a few things and then the added costs of selctions for us. There were no hidden surprises between the intial quote and the end quote. We are doing a two storey not split level but we are building on a sloping block and there have been no issues with that. Be prepared for the "black hole" of the process between the signing of the contract and the final builder's interview. This three month black hole (which we are still in) we weren't told about. You sign the initial contract and then go off to do your selections, whilst this is happening your plans go back to the engineer's, then to someone else, then back to council .... feels a bit like you are going nowhere fast. Although from the other posts it seems that once they start building it goes pretty quickly. Just need to get to that point. We have found them really good to deal with. It has taken me a while to get back on the forum becuase I am having such issues with telstra it is just not funny - I called them on the 6th of september and we are still not connected - grrr, its now in the hands of the ombudsman but still nothing, seriously it should not be this difficult - but that is another story. Our final invoice came in about $2k over contract price due to the extended electrical and plumbing we required, this was in our contract as a PC. Everything else all good, they will give you CV's along the way if you change anything with the price change so there should really be know surprises at the end.
