You also need to be present for the NBN appointment and have access to the outlets (probably in the garage?) for the second appointment. Very exciting though! How exciting You will need to give yourself a couple of weeks. We had our final inspection on the 4th. Currently juggling everything. Our broker said we will have no problems moving in last weekend of this month. Which makes it 3 weeks all up. Re: Anyone building with Homebuyers Centre in VICTORIA? 1665Jul 16, 2014 5:45 am Fencing quotes - Pooks, I remember thinking it was a bit forward of you to send registered letters, but from what I remember, it worked out well. I have the neighbours' contact details from council. What next? Get a few quotes, propose one. Send that off? And then what? I don't want to be responsible for their half of the invoice. How does it work? Does the fencing guy give them an invoice too? Details please! I'm clueless here! 19.03.14 - Land Settlement 15.04.14 - Building Permit 28.04.14 - Earthworks 14.05.14 - Slab Stage 20.05.14 - Frame Stage 11.06.14 - Lock Up Stage 03.07.14 - Fix Stage 15.08.14 - New Home Presentation Re: Anyone building with Homebuyers Centre in VICTORIA? 1666Jul 16, 2014 8:23 am Yeah, would be good to know re fencing quotes. Our back neighbour already has their fence up since their house was done ages ago but they never contacted us. Should we still pay? I guess technically I should pay them now. USUALLY, the way it's meant to happen in our estate is that Devine pays half until that land is owned by someone and then the new owners pay Devine back for the fence. But now that land is settled all around me, it's up to me to organise this. 19.03.14 - Land Settlement 15.04.14 - Building Permit 28.04.14 - Earthworks 14.05.14 - Slab Stage 20.05.14 - Frame Stage 11.06.14 - Lock Up Stage 03.07.14 - Fix Stage 15.08.14 - New Home Presentation Re: Anyone building with Homebuyers Centre in VICTORIA? 1668Jul 16, 2014 11:47 am Got the email back from HBC about adding the data point, they said that one this occasion they will let me add something but they usually don't, making it seem like they are doing me a favour.. reality of it is, if im spending $300k plus with someone, i expect to be able to add a simple data point.. its a small win nonetheless. I just want to touch on the fencing talk, i mentioned previously that fencing is actually included in my package which is fantastic, but never even thought about what if it isnt included in the surrounding neighbours packages? do i then have to hit them up for part of the cost after its all done etc? or would the fencing cost being charged to me only be that of the portion i would be expect to pay? seems like it would be odd to include it in 1 package but not with the surrounding houses? Re: Anyone building with Homebuyers Centre in VICTORIA? 1669Jul 16, 2014 12:45 pm Hey GG. The protocol in VIC for shared fencing is to send a registered letter to your neighbours with included quotes and ask them to respond within 14 days with signing the quote (I got 2 quotes and suggested in the letter we go with the cheaper one...) You could always do a regular letter prior to the registered one like I did but I guess at your stage of the build it can drag on. It's just if you needed to take it further because you aren't getting a response you need to prove you have sent a request via registered post. We never used to have fencing laws in Vic and now we do ideally you want to pay for your half of the fence and they pay for theirs. We had signed quotes back from our neighbours which then allowed our fencer to invoice them direct and follow up their payment direct without us getting involved as their signature makes them liable for their share of the funds. Hope that helps. Build Permit-17/12/13 Earthworks-13/1/14 Slab-30/1/14 Frame-10/2/14 Lock Up-7/3/14 Fixing Stage Complete-20/3/14 New Home Presentation-6/5/14 Moved in 17/5/14! Signed off on a quote and our fencing guy sent us our half of the cost via an invoice. It was all really easy. But we know our neighbours so it probably made our lives easier. Our bank has done their walkthrough with the valuer. They are ready to pay. Just need to send through our insurance stuff and then they will transfer the money across. You could get a quote by emailing them a final site plan or have them go out to your site. I'd be also asking them if they are aware of your estate guidelines. Most of the local ones will be though. Once they have done that, get a written quote and send it off to your neighbour unless you want another one to compare with as well.
