House is single story (attached granny) roughly 29 squares in size. They added below items of total cost of $7500. ------------------------------------------------------------------------------------------------------------------------------------------------ Provide a Bushfire Report. 2. To comply with AS 3959 (Including Amendments 1, 2 and 3 to the standard) - BAL - 12.5 construction and council's bushfire requirements, complete the following:- * Provide fire retardant sarking to underside of roofing in lieu of previously stated (refer to the Genesis Indulgence Package) * Provide fire resistant merbau timber posts * Provide aluminium gauze fly screens to all openable portions of windows (sliding doors not required) * Provide weepa spark arrestors to weepholes * Provide Emb-a-seal to Garage doors. * Adjust all windows over 1800mm high throughout house to 1800mm high, thereby providing additional brickwork and wall framing to accommodate. * Provide a fire retardant merbau jamb including perimeter seals to front Entry door to Mains House in lieu of standard. * Provide a fire retardant merbau jamb including perimeter seals to front Entry door to Granny Flat in lieu of standard. * Provide aluminium mesh screens to previously introduced roof ventilators (refer to the Genesis Indulgence Package and Customised Variations) * Provide non combustable roof penetrations NOTE: Owner to be made aware that gutter guards have not been included with Bushfire Requirements, however Beechwood Homes strongly recommends owner to install gutter guards after settlement. ------------------------------------------------------------------------------------------------------------------------------------------------ and my first tender date was 15/10/2017. my 5th tender document was 4/9/2018. They saying since its more than 6 months from your first tender, there is a price increase of $6000 With that price increase they also including the following to the tender ------------------------------------------------------------------------------------------------------------------------------------------------

So bushfire $7500 + $6000 = $13500 added to tender Questions: 1. builder saying the bush fire thing has come from council so hence was not added in tender before council approval. This is true? I thought builder would know if area is bushfire high severity area? 2. the price increase of $6000, did any of you get something like this? Do beechwood build the slab up higher or do you they use bearers and joists? We built with BW a couple of years ago on water front its all about the elevations you have to play with Re: Who is building with Beechwood 15739Sep 11, 2019 6:47 pm I can only speak from my experience building with Metricon however some key watch outs are the same for most volume builders. Don’t accept anything the salesperson says as real unless it’s written into the contract. Once you have signed it and they have their commission and are out of the picture. The contract will define the relationship with Beechwood, particularly if there are problems. Make sure you understand everything in the contract, including the ‘standard’ clauses as they are written to favour the builder. Get an experienced construction lawyer to check and explain the contract. What happens if there is defective work and delays (almost certainly)? Is there a quality assurance process in place? Private inspections? Etc Also, check out productreview.com, don’t even bother reading the many fake or incentivised 5 star reviews, look for the balanced or negative ones which are much more likely to be real. in addition to this forum these will give you an idea of how the builder behaves so you can develop your own plan to actively monitor and manage them. don’t expect to just make the progress payments then move into your dream home 40 weeks later that’s not the reality in the current unregulated building market.
