Browse Forums Building A New House Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 121Nov 28, 2009 10:06 am I am building in Aurora with Zuccala. Things have finally started in Oct and we now have a slab down and frame up. I think we were part of Stage 11. We put a deposit on the land in July 08, settlement was supposed to occur in Jan/Feb 09 but was pushed back to June. Anyone else building with Zuccala? Most frustrating thing at the moment is that they won't commit to an estimated completion date, or even comment on the average build time of other Zuccala homes. I know the building contract states 270 days but I am hopeful it can be completed earlier than this. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 122Nov 28, 2009 6:48 pm I'm a bit of a late commer to this forum in that my home is nearly at completion and I only just found this place. I am in stage 24 of Lyndarum - Langridge Drive. I am right on the boundary of Aurora and Lyndarum. Current build Porter Davis Brookwater 49, Eucalypt Wollert Build: 24th Jul 2015 - Approx Mar 2016 Previous build DFH Columbia 21, Lyndarum Epping North Build:20th Jul 2009 - 18th Dec 2009 Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 123Nov 28, 2009 8:29 pm Quote: Thanks for the info. Can you tell me is this the box that is on the wall inside the wardrobe of the main bedroom? Ours is in our "under the stairs" cupboard, but I guess it's different for every home. Niconero - our building contract at Aurora was 350 days and even then my builder went over time, so I think 270 is not bad. I know the building contract states 270 days but I am hopeful it can be completed earlier than this. Hi I met my site supervisor last week he didn't commit any thing for me either. I ask him approx month accroding to contract he told me 16june apparently Sale person told me they finish by April. I think they will finish quick since they have too many house to build they are overload so they try to complete before 270 days. I think they will finish with 5 months. Now am having concern on measurement in my house according to contract I need to leave 3Mts space in front of building but it looks more than that. am not sure is that from building to foot path or I don't no from where they are calculating if any one have idea please share Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 125Nov 30, 2009 11:55 am oztish Quote: Thanks for the info. Does the builder have to pay the damages for the extra time taken according to HIA contract? Cheers Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 126Nov 30, 2009 12:48 pm 3cpo Does the builder have to pay the damages for the extra time taken according to HIA contract? Cheers yes and legally the amount should be agreed upon by both builder and owner. However H3nley was ******* and did not allow a negotiation on the amount of damages payable - it was capped at $250 a week - despite that figure not coming close to paying the weekly rent amount. ******* H3nley..... Oh, this is $50 more that what I have in my contract I did not even know that this was negotiable and did not pay much attention to it. I am sure that builders would come up with all sorts of reasons to justify their delay and not to pay the damages. I think ours was $250 a week. I think if memory serves they were about 3 weeks late. Mind you, our contract was for 350 days so that's a very long time. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 132Dec 01, 2009 12:24 pm what does professional landscaping cost? As a rough idea. I don't have a clue but I want to make sure I get it done properly. I actually know someone who does landscaping so I will get a quote through him but no idea what it costs!! As a rough idea. I don't have a clue but I want to make sure I get it done properly. I actually know someone who does landscaping so I will get a quote through him but no idea what it costs!! depends on how extensive it is! Ours is basic landscaping including a driveway (exposed agg) and dripline system, for $11k... That's only the front though. As a general rule of thumb, landscapers have told me 10% of property price for basic landscaping with basic plants 20% of property price for nicer landscaping with some nicer plants 30% of property price for extensive fancy landscaping with higher value plants This is for front and back landscaping though, not just front. Whoa!! Think I might have to do this myself!! lol By property price, do you mean house and land, or just house? I get a driveway with my plan, and front lawn so in the front, just need garden beds and plants. Have quite a small front yard. The backyard is about 5X16mtr in the back and about 8X3mtr behind the garage. So that's 104sqm. In the back, I will have 8X3mtr (24sqm) patio area which will be paving, the rest is lawn and garden.
