For instance, on the day a list is submitted but afterwards there are other issues found, can I add that to the original list if it is still in the 5 day period, or is it only what was noticed on the day. Also, once the defects are remedied, the builder claims practical completion stage again, at that point do I get to inspect again and submit a list again if defects still remain? Cheers Re: Submitting Defects for Practical Completion - How much t 2Jun 19, 2014 12:10 pm Basically as far as the contract is concerned Once the builder feels the house is almost ready he requests a Practical Completion. You then identify all the defects and the builder and you can determine with the builder which defects will need to be fixed before Handover, and which can be best dealt with following handover. Although you can notify the builder about additional defects prior to Handover, and indeed following handover, it is unreasonable to continually report defects and continue to delay handover or expect tradesman to keep coming back after they have been fixed some identified defects. The best thing is to make sure the PCI is thorough is by using an independant building inspector, or at the very least an extensive checklist and taking your time. Re: Submitting Defects for Practical Completion - How much t 3Jun 19, 2014 6:12 pm I just did my PCI last week and used an independent building inspector who climbed in the roof and did the walk around with us and even though he didn't find my faults I don't regret spending the money as it's given me a piece of mind as I wouldn't have known what to look fo really. With our builder we have a 6month post handover date where they come out and rectify any additional faults we have found in that time.
