Flick jointing is sloppy bricklaying practice where bricklayer trowels on a little mortar to front and back of the brick end. When laid and pressed to form perpend, front and back appear OK but hide a hollow in the middle of brick (you can see it only on top course. One sided flick only fills front of perpend and middle and rear are hollow. It is because of flick jointing you get blow holes when washed with acid because joints are not full of mortar. Face brick wall is not load bearing but it still needs to be structurally adequate particularly in the matter of embedment of brick ties that tie brickwork back to the frame. Now imagine two storey brick panel with hollow perps and sloppy beds and a gust of wind. Now imagine it falling on people or kids, who is going to be running for cover "It wasn't my fault"? It's going to be a lot of work as the house is now fully bricked and the garage construction has already started; Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ It's also going to mean additional delays, but we're very happy knowing that it'll now be done properly and that we'll not be forced to accept a house that isn't up to standard. You just proved it is possible to get builder to demolish and rebuild defective work with a bit of right advice. Promise to rebuild does not make it over yet, I would be keeping meticulous file with photos and you should have rebuild closely watched because I have seen some that were no better than originals. I've yet to see a brickie lay bricks other than flick jointing ( both sides ). I think the difference is in how much mud they apply to the external corners of the brick so when they tap the brick into place the mortar squeezes into the majority of the perpend space.
