Browse Forums Building Standards; Getting It Right! 1 Feb 15, 2022 11:43 am Hi all, we had a termite inspector come out last week and say our termite protection has been breached and is ineffective due to how it was installed. We have concerns regarding where the DPC and barrier have been placed on the Garage side of our house. I will let photo's explain. Here is the front pre the builder pouring our driveway, on the left side the DPC and termite barrier is two rows of bricks up and basically level with the garage floor, on the right it's down one course lower so below the garage floor height by almost a full row of bricks. The driveway was poured level with the landing on the left right across to the other edge of the house so has covered the DPC and termite barrier, we did not do this, the builder did. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ In this area the termite barrier was outside where the bricks would go Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ after bricks were installed it was gone, it should have been under these bricks, you can see the pin left behind Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Right corner of driveway Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Left corner of driveway Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This is where the termite barrier and dpc come out of the bricks on the garage side marked in blue, as you can see the dpc and termite barrier are half way down the rebate on one section of the garage then jump up a whole brick course to be level with the garage floor and tank slab, the placement of this half way down the rebate puts it below ground level as per the plans stating the tank slab closest to the screen is ground level and per the height the builder left the block after site clean/bury. It's also odd that the living area has the barrier and DPC 2 bricks above the bottom of the rebate but on the garage it's one. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This is where the fencer put the fence plinth based on the level the yard was left at, as you can see it is right on the weep hole line of bricks, this predates us having any idea about DPC, termite barriers and weep holes, a path has since been added here which we now know shouldn't have been installed as it covers the weep holes, it goes around level with the driveway and tank slab (ground level) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ had we not raised our yard to this level we'd have exposed footings at the portico and alfresco, or had we left 50-75mm below here there'd be almost a 100mm step up from the ground to the alfresco, driveway, footpath etc in the other areas of the yard. The other alternative was to leave this section of yard lower which would then fill up with water and damage the slab. I am well aware we shouldn't have put the path there, we just went off the builder saying we need a 900mm path all the way around and asked a concreter to install one, if we remove that path how do we deal with these weep holes being so low? We would have to have it similar to this picture, which means there is a giant pit right next to our slab for water to collect it. I've looked at other houses in the estate and others made by this builder, the dpc and termite barrier is not down this low.
