First Home Buyer - VIC!

Hello all,

Please to be here, found my way here through good old Google.
My names Ricky, i'm 21 living in Keysborough, Victoria.


My partner and are are both 21, and are in the process of building our home. We have just secured the land and are meeting with our builder (Premier) on Saturday to discuss our house with its new changes.

Its been a long process to get to this point, but we're very happy with what we've accomplished so far. We have a block of land in Warragul at the new Waterford Rise estate.

It is 591m2, 17M frontage x 35M depth. No retaining walls and all solid land, right across from the water park they'll be building also.

We're building a 3bd + study + theatre home, It will be finished in an old Victorian style, we're hoping to be one of the only on the street with that finish.

Once i figure my way around, i'll find the section to post the home design with our changes!

Well done to you and your partner in being organised enough at 21 to buy a house......at 21 I had no clue what I was doing!! :lol:

We are building not too far from you so I drive past your estate almost on a daily basis! Lots of action happening!!!

I was just about to post a thread but I see my fiancé has beaten me to it!!

The estate is now starting to look like an estate!! The display homes are going up (at a crazy pace might I add) and some stage one houses are up too! Stage 2 has just been titled and is looking amazing, won't be long before slabs and frames start to pop up there I don't think! Stage 3 & 4 are really starting to take shape, I can see roads and retaining walls.

Stage 5 which is us (yay) has been pegged out but is still just a giant patch of dirt!

We have signed the contracts for our builder, as Rick mentioned we are going via premier builders group but kialla homes is doing the building. At this stage, Stage 5 is due to be titled in November do I'm taking that as Feb/March next year!

Would be very interested to know if anti e else is building down there. Might have to start a Waterford Rise thread!!

Eiffel that's exciting! Are you building in Drouin? We originally looked at Jackson's run before settling on Waterford. (I can only assume you're building in Drouin if you are close to us!)

Yes, you are right - we've been in our house for 3 months and love it!! :z: We initially looked at both of those estates but the land wasn't going to title for ages and we didn't want to wait too long. We luckily found a block closer to town and settled on it last June, started building in Sept and moved in in March this year! :z:

I drove past Waterford Estate yesterday and am amazed at how quickly all the display homes are going up! I can't wait to go and have a look when they are done!

Have you got a floor plan you can share?

Once the block gets pegged out you need to be sure you protect the pegs as they can go 'missing' before the builder starts. If the builder can't find them they ask you to pay for a re-survey!

Hopefully I'm right in saying this but that shouldn't be an issue for us - fencing is include ld with the block and will be
Completed prior to land being titled. So to me that says that come time to title our block will be fenced to three sides and the footpath at the front.

This is our first house so we could be very very wrong but it makes sense in my head!!

Eiffel - we do have floor plans, as soon as I get the chance I'll jump on the laptop to post them up. We're really happy with the final design. All up including garage its 24.xx sq! Not bad for a first home! Minus the garage (which we've made a bit longer width wise) is just over 19sq's of living. Even though land isn't even titled yet the plan is to live there for 5ish years, wait for the estate to be established, save up some more money and make this our investment property. HOWEVER, in saying that life rarely goes to plan so we wanted a design that we both loved, that felt comfortable & could be the forever home.

We've done more research on this then anyone we know and have been complemented on our research and knowledge by the land sales guy, our broker and the numerous builders / consultants we spoke to. We know that because of our age people see us as a easy target 'more money then sense' isn't that the usual opinion of young people haha! We also didn't want to build the dog box straight rectangle house and we didn't want to have anyone try take us for a ride - hopefully any of the nitty gritty questions can be where H1 can help as we still have so much to learn.

Tell ya what tho - it's a scary and nerve racking process and our block is just a patch of dirt at the moment!!!
