Hello,
We were initially looking at corimbia but got annoyed when a nice big park that we were waiting for a block next to changed to more blocks and no park...we also wanted a block the size you want and they only had a few for all of the northern half of the estate. there were a lot more in the southern half! Great location but make sure you can find what you want there before you get your heart set on it...we were very disappointed with the changes and ended up buying in whiteman edge! Much cheaper....
500k for total land and finished house is unrealistic if you are looking at those builders...you need to be thinking about landscaping, flooring, air conditioning, site works, painting, curtains/blinds, any new furniture required, solar panels?, stamp duty on land...the list goes on! The cheaper builders will have packages that include some of these otherwise you will need to budget for them above your mortgage as some banks won't allow you to incorporate it into the loan unless it is in the building contract.
So land at least 330, stamp duty 10ish, site works 5ish. your block is now 345ish...
This forum is wonderful for opening your eyes to the realities of building and so much can be learnt! Im also off to a new building course this weekend at the home base expo which explains everything in a building contract and how to stop from getting ripped off! Ill let you know if its worth attending yourself on the weekend!
I hope i haven't been a downer but like yourself we wanted a block in the 550 size and wanted a total house and land price of 500-550 but soon realised it would be hard to achieve in corimbia with the builders we like...also the same as yours! :) must have similar tastes!!

Just checked out the suva...again very similar tastes ;) hahaha with that sort of design in mind the best plans we have seen are with Scott park, summit, gemmill, dale alcock and there is one with Ross north called the shorehaven which is gorgeous too! Most of the other builders concentrate on front master but you can still go to them and create an individual design if you like their specs.

hate to sound negative, but by what you sound like you are after....youd be lucky to come in under $600k.

there is so much to add onto a house price its not funny. there is a thread somewhere that will point out things you may not have even thought of. [someone will find it and post the link im sure]. youd be surprised by what your $255k for the house does not get you.

then there are the add ons and upgrades at prestart. no builder gives you enough lights/power points so you have to add in extras of these, and the $$$$ soon add up.

if you have a strict budget, i would say it will have to be compromise on either house or land....if you love the land, then compromise on house....if you love the house, then compromise on land.

I'd rather buy a run down house in girrawheen demolish it and rebuild with dale alcock on that block of land, gonna be a big trend in the next few years as people want to remain close to the city and your house will cost less than corimbia, yet be closer to the city and within 5 yrs be valued more than it would have been in corimbia.

I understand, but I personally wouldn't touch that suburb along with Koondoola and Balga with a 10foot pole, especially with family safety being high on the agenda.

koondoola and balga are bad. girrawheen use to be bad in the 90s but they moved all the homewest house out to clarkson/merriwa, which is now the worst suburb in terms of safety. Pretty much if you're looking for new land and you have "family safety" in mind just make sure the suburb has no homes west land in it thats the real problem. Even Banksia Grove is having major problems with it now.

Hi Jason,
We have been planning to build with Dale Alcock. Base price of house started at $280ish, we estimate the total spend including landscaping will cost $450ish - then add land :-(
There is SO much to add on to the base price and although the current package of freebies is good, it doesn't cover everything. Would you consider further north? We have bought land in Alkimos :-)

Just looked at your design. It is really lovely! How is the building going? Are New Generation Homes good to deal with and is the quality of the building good? I am trying to decide to build with at the moment and New Generation was on my radar.
