Browse Forums Windows & Doors Re: Double glazed aluminium windows/doors leaking inside hou 2Oct 12, 2013 7:10 pm jackym We built a new ecoply and rendered Koolwall clad house in 2007 and had N3 double glazed aluminium windows/doors with 12mm gap and argon gas, installed. Immediately after installation, a section of 2 x double hung windows, one attached each side by aluminium framing to french doors, began leaking badly inside. We found later that 2 other awning windows were leaking inside. Builder only used black webbing membrane under the bottom and up about 1/4 of each side of the reveals for each windows/door. He used Sikkaflex extensively to adhere the cladding to the windows/doors. The builder made many attempts to stop the leaking and eventually pulled out the worst section that was the double hung windows connected to the french doors, put a large colourbond flashing above it and also beneath it and then re-installed that section. It made very little difference to the water penetration. Neither the builder nor the window co would do anything more about this problem. The window co insisted it was the builder's fault. So I engaged another builder and in 2010 pulled out that entire wall that had been the biggest problem. From the same winodw co, I ordered 2 N5 double glazed awning windows, 1 large N5 double glazed sliding door and 4 N3 single glazed fixed panes and enclosed the troublesome area with all of that. Immediately, the sliding door leaked inside. We tested the leakage by slowly running a hose into the sliding door track and the water ran out each end of the track and into the house. Over the last 2 years, one of the fixed panes is now leaking very badly inside the house. The 2nd builder used colourbond head flashing and black membrane extensively under each window and down each side of the new windows/door. The sliding door is floor mounted on a bed of waterproof silicone. Any suggestions on how to rectify the on-going problems - please? What a fiasco, and to have everyone walk away too... the first event is certainly the builder's problem, and possibly the window supplier's problem. The second event, please PM the sliding door supplier details. Did the water run over the top of the track, or could you not see how the water came through? Where do you live to need N5?
