When I was looking at the subfloor the other day I uncovered one of the brick piers is starting to bow a bit. The front of the house has been replaced with acrow prop at some stage (I suspect there may have been movement at some stage). Where they've put one of the bearers is off centre on the brick pier which appears to be the reason it's bowing. Is this normal practice? Is it cause for concern? We did a building inspection, as did the previous owners and neither reported on it. Side note - the floor roughly above the pier or thereabouts seems a bit raised when inside the house. In addition to the above there is moisture around the acrow props sections which is obvious and was picked up in the reports, so we need to look into where it's coming from. For both the above, who would be best to engage? And does the pier need to be assessed in the first place, or is slight movement like that ok? Plumber, structural engineer, builder??? Any insight and recommendations would be greatly appreciated! I should have followed up on this thread. So, the pier foundation wasn't large enough on the side it was leaning towards, and the NBN cable went through the pier, just… 8 12341 Just be careful with building stability during construction, that is when the structure may be weakened, refer to your engineering drawings for stability methodology. 1 7433 these look like missing batts. Go up and take a look. But yeah moisure meter is a completely different tool 4 9623 |
