20K for small kitchen..unrealistic?

Hi,

We have started researching and getting quotes in Sydney for a new kitchen, we have a L shape, 4m x 1.85m. When we started to look we were told 20K would be plenty (to include everything including tiles and appliances), we are finding once trades and everything is calculated we are going to struggle to keep it under 23K.

We are looking at standard Laminex laminate bench tops, Polyurethane satin finished routered pattern doors and drawers, and the cupboards are 16mm HMR melamine. For the kitchen only we are looking at $11K (including demolition and installation) but trades have been estimated to be nearly $4K?

Is 11K for kitchen bench and cabinets the average price?

Any suggestions on how to stick to <20K?

Hi Sammy, define small? We did a whole kitchen and think did it for under $10k and was full U-shape. Was for a rental so didn't put in primo tops etc

To save costs why not demo the current kitchen yourself? $65.00'sh for an Ozito hammer drill and spade bit will get rid of most cupboards and tiling. Tip fees aren't that much.

Then if you order the tiles, cupboards etc yourself and just pay for labour you should also save some money or your just paying margin on top of something you can source cheaper. Electrical, taps and sinks came from onsite home renovators auctions at Grays and Manheims. Also some tiles.

Break up trades also, if you pay someone to do the whole thing they will just generally contract in sparkies, plumbers etc we get 3 quotes on bigger stuff via servicecentral.com.au and takes the time out of ringing around.

In hindsight only thing I would have changed was to get a professional in to join the benchtops for a better finish.

Even if you can save $5k on a job like this, it's better in your pocket. Knowing rough costs like how much tiles, tiling glue and labour avg per sqm are will help you negotiate.

We did our kitchen about 3 years ago with a professional kitchen company and out total cost was about $15k which included them totally ripping out and removing our old kitchen. This price also includes us using miele dishwasher & blanco 750mm oven,cooktop & rangehood.

Hi Notremaison, it is roughly 6m long and 2.5-3m wide.

Buttercup - Lovely kitchen, same sort of look we are going for. We have a lot less bench space, so you would think it was do-able :) Very surprised that prices is through a professional kitchen company, wonder if prices have risen a lot in the last 3 years. A friend's uncle installs kitchens, will get him to give us our 3rd quote.

Seriously considering trying to paint our 'wooden look' cupboards etc. We will need to move house in 2-5 years due to outgrowing it, might be best to save the money for the next house.

That does not seem a small kitchen to me at all - ours is 4 x 2.7m L shape and that seems quite good size to me.
Quite a bit larger than many other house plans I have seen, in fact.

However, putting aside definitions of small ,at least anyone knows what size you are looking at for benches, tiles etc now.

Perhaps you could clarify - unless you have an older house with an eat in kitchen, I guess that is different scenario then. :th:

Oh my, I have no idea :roll: (In my defense I have had a sick baby and had little sleep this week :wink: )

Actually got out the tape measure and discovered I have the estimation skills of a 5 year old!

It is 4m Long and 1.85m wide! Sorry guys, that was a huge overestimation!

It feels really small, because of the width, but perhaps it is really not that bad.

I sold my old kitchen on ebay and got a great price for something that was going in the bin! They also had to pull it all apart, so I saved money again here. This will go towards funding your new kitchen! Check out ebay and you'll see plenty for sale.

We've just renovated ours. Should be about $18K. It's a long galley kitchen. Approx 5.2m long.

We used a cabinet maker. For glossy laminate cabinetry and 40mm Caesarstone it was $13,700. Glass splash is around $900. We bought a Westinghouse wall oven, Westinghouse rangehood and a Hoover dishwasher. Reused the Westinghouse cooktop as it was in good condition. Sink is the affordable range by Oliveri. Just over $200 I think. Tap around $100. Plumber was $220 and electrician maybe $350.

We ripped out our old kitchen ourselves. Took two full days. We would have been charged about $1k for someone else to do it.

I would say that price is a tad expensive given the bench tops being used. Not out of this world though i will add

Our kitchen is 4.5 x 3.5 with an island that from memory that is 2.7 long.

We have gone with poly and a shaker profile door
40mm Ceasarstone is being used through out
Diamond series glass splashbacks (a little more expensive as it doesnt have that green tinge)
down lights being installed under all over head cupboards
nice undermount sink with Dorf Jovian mixer tap
soft close to all drawers and doors
Smeg built in rangehood
Glem 900mm upright oven - gas and electric oven, gas cooktop
Miele dishwasher
Panasonic microwave
walk in pantry

for a little less than $30k.

Give Nordane Kitchens in Hoxton park a call on 1300 655 793 and speak to Col or Natalie. See what they can do for you. Their work is awesome and he wont muck you around :)

We are getting these in our kitchen and are price at $176 per panel - each drawer or door or feature panel is a separate panel. Ours cost about $5800 for a total of 33 panels through our builder/kitchen company.

We too saved a bit by selling our old kitchen. It was through a company called "2nd chance kitchens" or something similar in Brisbane - it was quite a while ago now but I am sure there would be something like it near you? We just had to email a few pics - it was about 15yrs old but wood and in good condition - we just had badly planned the layout in the first place so needed to start from scratch.
You could also consider buying a 2nd hand one if you're going to be selling soon. You'd need to figure in the labour and trades costs though.
The kitchen company were going to charge a few hundred to rip it out and the 2nd chance company paid us a couple of hundred more than we would have paid - so even though they didn't pay a large amount, it was money for nothing really.......

You can save alot of money by organising the plumbing, electrial, splashback and kitchen removal yourself.

Most people can pull a kitchen out so there is $1000 saved.

When I build kitchens I am happy if my customers work directly with my plumber and sparky. That saves you a bit too.

If you are in sydney I would be happy to quote it for you.

I was surprised to hear the manager of a kitchen company tell me (only a couple of weeks ago) that $13K is the approx average cost of his kitchens in a year.

My kitchen is very small - takes up an L-shaped area 3.6m x 1.3m in space, but there's actually a door in the middle of the long side, so the cabinetry in total is only about 2.6m x 1.3m. So far I've paid $14K for an unfinished kitchen with many faults (as mentioned in another thread). I expect it will end up costing in excess of $20K - I definitely chose the wrong company!

You're kitchen looks lovely buttercup - I was amazed (and a little envious) to hear that it only cost $15K!

We have approx 8 metres stone benchtops and cupboards, (soft close as everyone) plus the same in overheads, and LED underbench cabinet lights, plus wall oven cupboards and microwave, plus appliance cupboard and all our appliances, smeg 900 cooktop, ilve rangehood, bosch dishwasher, aeg oven (nothing like variation, but got what we wanted from each area), tile splashback, usual large tap, gloss poly doors, and this will all come in under $20K. I wouldn't call ours small, but certainly is going to be value for money. ::

WOW!!! that is a good price. Who is the company?? Have you got pot & dish drawers or is it just mainly cupboards. I was told
the more drawers you have the more expensive the kitchen.
Was looking at Polyurethane white doors, pull out pantry, cutlery, dish, pot drawers, bin pull out and blum soft close, plus
Essa stone bench tops. I was quoted approx $40 000!!

Quotes can really vary. We had one quote for $40K and another for $18K. Crazy. We don't have 2pac but it was only $1,200 to upgrade (we just didn't want to - we wanted laminate). We have nearly all drawers - about 24 of them I think (although no soft close). 40mm CS. Was $14K for the cabinetry and CS.

If you are moving in 2-5 years you may not recoup much for a new kitchen you put in now as trends keep moving on.

If the cupboards and skeleton are good could you just replace the doors, handles and bench top to give it a new feeling?

We had quotes from $18k to $30k not including appliances, electrical or plumbing. Ours is probably a medium size kitchen.

we renovated a U-shaped kitchen in Sydney about 5 years ago. It cost us about $17-$18K I think, including some appliances.

door/drawer fronts : high gloss, artic white, flat front, 1mm straight edge laminate
de longhi oven
de longhi rangehood
asko dishwasher
(re-used existing smeg ceramic cooktop)
oliveri sink
plumbing was the same, but new plumbing installed for a dishwasher
oven & stove moved to other side
essa stone bench tops (which we organised ourselves, not the kitchen comany)

We used Wholesale Kitchens in Chatswood and were very happy with the product and service.
