Though I know that a north facing aspect for living and yard/garden is deemed the ideal, would a property where the main living and yard is south facing me detrimental to resale? I have looked online at a house where the front of the house is facing north and the family room and yard is south. Friends have told me to hold out for a north facing backyard. My last home had a north facing yard/garden and living/dining room. And though the light was great, gee was it hot! In summer it was a relief to go into the south facing rooms for some relief!. And at times the courtyard was so hot you just couldn't go out in it! So I though, if a house was north facing at the front and south facing at the rear, the backyard would be ideal in the summer heat. And out the front, having a deck that the living room could open up onto would be great in winter (so long as the front of the house wasn't at street level for everyone to see in) So what do others think? Should I wait for the perfect property that also has that perfect north aspect? Or should I consider a house that ticks all the other boxes and work with the aspect that it has? Cheers Re: Property Aspect 2Jan 04, 2014 1:25 pm Where are you located? I think a south aspect is fine but it just won't be AS bright as a north aspect. But as you said, won't be as warm. We have designed our house to have north facing living areas which we know will let sun and warmth in for winter and MOSTLY keep the higher sun out in summer, but due to proximity of sun light to the windows it certainly will be warmer in summer than if we had a south facing living areas. So perhaps if you were in a cold area you might hold out for a north aspect to help warm your living area but I don't think it's a deal breaker. The main bed along with kitchen, lounge, bathroom, laundry and alfresco are on the southern side. I think we have a great house for the location on the side of a hill (great breezes come up the hill from the north). During winter we'll take advantage of the sun by leaving bedroom doors open, and summer the alfresco area will be a nice comfortable temperature.... ask me how it works out next summer when we should have been in there for a few months.
