OKAY!!. Asked the agent to advertise the house as open viewing for last night (seeing as we had one couple with the appointment, i thiough it wouldnt hurt to see if anyone else was into Monday night inspections)...and boy am i glad we did. The couple that came through for their second inspection offered as high as $530k and stopped...but had a walk in while they were there and the agent managed to get the walk in to $538k. So we have signed contracts and now nervously wait out the 5 day cooling off period.

Nearly Rich. We had someone ask to come through on sat. They had already seen 2 and ruled them out. Rated ours a 'maybe' but had 2 more to look at. Scrapped one of them, waited, waited, waited....they offered on the other place DOH! As dumb as this might sound though, it was nice to actually be considered for a change... We had an open on Sunday - another no show. Another open booked for Sat week. Did I mention we dropped $10k last week??? Come on buyers where are you??????

theres another rate cut coming...that should get things moving. Good Luck. Come Friday 5pm...we are either sold or back on the market!! Agent said the guy at $530k is still hanging around...he did a driveby on saterday and called the agent on monday to see why it wasnt advertised as sold...so if this buyer falls through i thinks he's ready to step in.

How great would that be!!! Nice to have a back up buyer, but fingers crossed this first one goes through smoothly and you can breathe again that much sooner.

We have officially sold after being on the market for 4 months. Lots of low bids throughout the campaign and a lot of no shows at the open inspections. It has been a very tough market to sell in but thanks to a good agent and a lot of patience we got a price we are satisfied with. Good luck to all those with open homes.

thats tough...any offers made on the property? Do you have a deadline you need to sell by? Have you considered alternatives like renting it out until market conditions improve..or even renting your new place out for a while until you can sell? (if its a brand new home then theres tax advantages like high depreciation rates). We went through these scenarios when we werent getting high enough offers and were all set to offer the vendor of the place we purchased a rental contract for 6 months.

No offers as yet. Some peole came through a couple of weeks ago and apparently want to buy it, but can't financially until they sell 5 acres they own already, and that's the closest we've gotten. We will have to rent it out if it hasn't sold when the new house is finished. There's no way I could rent out my new house, I'm just not willing to see other people live there!!

We're coming up to 8 weeks. One of the cheapest houses in the suburb. It's been renovated and in great condition however we are in an area where 80% of buyers are Asian who will only buy brick houses. Our house in weatherboard. Everyone who comes through said it's a great house but they wont buy it because it isn't brick! Hopefully someone will see the light!
