Agent Fees

Hi,

My parents are thinking of selling their house in the south eastern burbs of melb. They have had agents come in quoting them 2-3% commission fees. Is that about right?

We paid 2% when we sold our house last year ...

Yes 2-3% sound right,we also paid 2% we negotiated from3%

Wow, 2% is excellent. Does that include all the advertising and photographer costs as well?

In QLD it seems to be standard that agents charge 5% on the first $18,000 and 2.5% on the remainder of the sale price, plus GST on top of it. PLUS initial advertising and photographer fees.

So if our property sold for $350,000, we'd lose $10,120. Bit of a dent there.

We paid 2% when we sold our place + $1500 for advertising/internet whatever else blah blah. Personally I think 2% is plenty because it's generally the house that sells itself not the agent.

It sounds about right to me. I know of a local agent who has been selling for 1% plus advertising but most are around the 2-3%. Just check if they are including GST in what they are quoting and if they allow flexibility with marketing costs.

Keep in mind everything is negotiable, including commissions.

Choose your agent carefully because even though to a certain extent, I agree, houses sell themselves - a good agent can often get those extra 1000's out of buyers!!

sold ours in melbourne 1.5% on a 640,000 sale,

advertising was extensive, and ended up paying around 4,000 for advertising in total inc dusk photo's, bigger board, solar light, premium internet, premium brochures, floorplans, and big agent hoarding board on their shopfront
