Post subject:  Heritage Springs Pakenham

Hi All,

Am a newbie hopefully building soon. Does any one own or plan to own land in Heritage Springs? Do you think it's a good area and that the value will steadily rise?

We recently bought land in Heritage Springs and know people that live in Pakenham and want to move into the estate.
Land size will be a big factor in the future, the size of the blocks compared to other estates I think will bump the land value up.
It is probably the nicest estate in Pakenham, the homes that are already there look nice which makes people want to live there (not tiny and boxy like some others).
Pakenham is also a growing area and has new facilities being built all the time (new railway station, new shopping centre) to cater for the demand.
I can only see it improving in the future.

Am always a little unsure moving further out, but all our moves in that direction have worked out well as far as steady improvements in facilities, infrastructure and value. Figure it's best to buy early, and build what we want, while the prices are still relatively manageable. So glad that there's easy access to the freeway.

We built in stage 20 and our block is one of the smaller ones - 785m2
You'd want to make ur decision soon. stage 32 is the last stage. Blocks in this estate dont stay for sale for long.
Did any one go to the auction last weekend for blocks in stage 31?

No, but I do know that the prices on the blocks were $240k+ which is more than what we paid.
I took a drive down today actually and saw their signs for stage 32 sales, "last blocks ever".

The block across the road from us is still for sale, I think it's the only one left in our stage (26).

Hi guys,

I'm also renting and building in Heritage Springs. Does anyone know what they are doing at the Shopping Village? I am thinking one of them may be a Servo, unless they are just making the car park bigger. Very curious!

I've been told by someone who know the person selling on that corner (near the gates), that a car wash is going in. As for the other side, I'm not sure.

A Shell/Coles express servo is going to be part of it as well as the car wash.
