Hi there,

Our house has been on the market for 9 weeks now and have not received one offer! We've reduced the price about 4 weeks ago but still nothing! We've had plenty of people though but that is as far as it gets..... So now I am worried that our listing has gone stale. What do you think we should do? any suggestions to help sell this house off! We can't start our construction of our new house until this one is sold.

I would possibly look at changing agents and look at you marketing plan. It's not a good time for sellers at the moment.

Yeah the market has dropped off. Unfortunately we're locked in with our agent for 90days so still mid May.
Should we perhaps have new photos etc.. taken?

Your house looks neat and tidy, photos are clearly professional too so I don't think that's the problem.
I wouldn't lower the price too quick or you'll look desperate, people notice. Realistically houses can take 6-12 months to sell depending on the market and location, has your agent been getting feedback off people who've come through? I found feedback valuable when I sold.
I personally never understood the price range way of advertising (185,000-215,000), why not just list one price and negotiate off that? As a buyer I would look at that and think why would I offer more than the low price?
Just my 2c worth, I don't know much about RE but have bought and sold so know what it's like, good luck :)

Have you recently resigned your PAMD form 22a? They are only allowed to do a term for an exclusive agency for a maximum of 60 days or I am pretty sure the contract is invalid.

Anyway I would work with them to change your marketing plan. They should be contacting you after every open house and viewing with feedback from the potential buyers. Has the agent been following up with the potential buyers after they have come through... maybe doing it again to let them know the house is still available could help. The house is nicely presented. Maybe in the description mention if it is close to public transport/amenities etc. I'm not to keen on the price range displayed, I think you should find a price and just leave it at that and review any offers that come in.

Thanks for the replies. I might speak to the agent about a set price. I think the reason they had a range was to catch the interest in people at the lower end in the hope they would fall in love with it..

Jadielee - not sure what PAMD is??

We haven't been receiving a lot of feedback just the number of people through during inspections. Or - too small, caravan won't fit in backyard etc... nothing that we can really improve on.

You will just need to be patient ... it will sell but may take time ... ours did. Those time wasters are annoying - what's the point of looking if they want room for a caravan, double garage when there's only a single, etc etc?? ::hyst::

Have you had an open day yet? Although you did say you were getting lots through so I doubt it is a marketing issue.
Your house looks good in the photos, really presents well. Mine is also on the market and professional photos certainly make it look a lot bigger. He used wide angle lenses on everything and played with the colour a bit - the grass is sooo green.
When I get people through my house the agent tells me everything - what rooms they lingered in, what they would change, what they loved. The agent then calls them after a couple of days just to check in again. Is your agent doing all this? It's hard when the criticisms are not something you can change I know.
I also agree regarding the price. It annoys me to see a range.

Yep we've had about 6 open houses (so over trying to keep the house clean!)

Think I'll give the agent a call to see if I can get a lil more feedback. After each viewing they say they follow up on the enquiry but I never hear anything else.... frustrating!

You only need one person who loves the house to sell. Our last house was on the market for about 3 months and we were thinking in taking it off the market.

The next person through wanted it, no negotiation over price, and completion in 30 days

PAMD is the act that regulates Real Estate Agents and Motor dealers, I've just checked and it is Queensland's act (not sure where you are located, but I am pretty sure it's not in QLD lol). The form is for appointment of a Real Estate Agent (Sales and Purchases).

Every state stupidly has different processes, if you are in Victoria it is an Exclusive Sale Authority - which has a 60 day term as well.

I would get onto your agent, they should be working for you to get the best possible result. They should be in contact with you weekly giving you updates as well as after every open home. Maybe they are not marketing to the right group of people, if the house is around schools etc it should be mentioned in the description.

Make them earn the money you will be paying them if and when it sells. If they are not working out find an agent that is willing to put the effort in to get you a sale at the best possible price.

The state of the market doesn't help and you have to expect that it will take a little longer to sell, but your agent should still be working as hard as they can to get it sold as soon as possible for you. Good luck, hope it sells for you soon! :)

As a means of selling your property without further discounting, you might like to look at how the property's being presented.

In my experience, clients who do the right things presentation-wise add $3 in value for every $1 the spend getting a property to look good.

I guess my point is that you'de be better to spend $10,000 sprucing the property up rather than taking $30,000 off the price. That is, it keeps an extra $20k in your pocket.

Similar situation, house has been on for about 9 weeks. Heres our timeline:
Weeks 1-5 - Advertised a price range with open inspections...had about 9 groups through all up - 1 offer about 9% away from low end of price range
Weeks 6-7 - Removed price range and had no price advertised. Had about 12 groups through - 3 offers all around the same price, again 9% away from low price of range
Last week - Advertise a asking price $10k lower than the initial price range - no one came to the open
Havent had any enquiries this week so expecting the open to be a dud again.

Agent has been good, does heaps of follow up and keeps me informed a couple times a week. Just a bad time to be selling at the moment i think.

Still no offers - Real estate agent is telling us just to hang in there. We've still having an average of at least one party through a week but no joy. :(

We just want this sold so we can start our build.

It's frustrating jemsaf. We are 5 weeks now and nothing - but we've only had one lot through. Didn't even get any enquiries after an editorial appeared last week. Advertising again this week and open day on Saturday.
Have you gotten any good feedback from the agent?
After our open day we are opening up our listing to another agent as well.
Hope we both find our buyer soon

We've had good feedback from the agent - very well presented etc.... I just don't know why we still can't find a buyer!

We went through the same thing last year and after about 9 weeks we sold but we stuck to our guns with the agents as the first thing they will try and get you to do is lower the price. We ended up saying we want an offers over our mininum $$$ price instead of a price range and they said that we won't get as many buyers through, but we said any that come through at least it will be in the buying range WE want not the agent and surprise surprise we sold it a week later as genuine buyers came through not time wasters.

Hi all, Spoke to our agent this morning and he assures me we're doing everything we can to sell this dam house! I mentioned the price range issue and he advised that if we set a price it would have to be below $200k (hoping for 210K) so as to catch the market we are after. :( so looks like it's just a waiting game....
Agent seems to think it's just the area we are in that is coursing the delay in sale....
