Browse Forums General Discussion 1 Mar 29, 2016 4:24 am I was wondering whether the following scenario is legally viable whether building for myself or as an investment (outside of me being able to do so once every 3 years as part of being an owner builder): I bring a builder down to build me a house up to the lock up stage and organise the rest of the needed tradies myself (all of which are accredited of course) to do the finis work. Also how would liability/insurance work in this scenario. Much appreciated. Jason. Re: Building house to lock up in Melbourne 3Feb 21, 2017 8:37 pm Hi Jason, just wondering how you went with using the builder to lock-up stage and completing the rest yourself. Im trying to find out if the rest of the works required for completion would require you to be an "owner builder" ? Thanks Daniel Re: Building house to lock up in Melbourne 4Feb 21, 2017 9:53 pm Yes it would. All states have a maximum limit after which any building work carried out yourself is owner building. Usually pretty low around the 10k mark so pretty much anything these days. Your council will have all the requirements on it's website. Have a look in the owner builder forum for more info. Re: Building house to lock up in Melbourne 5Feb 24, 2017 12:00 pm You could fully owner build, but with a project manager, you will get better quotes this way and quality of trades generally better as project manager knows his better tradesman, getting right project manager is key. 1 4890 Hi, I have a block that I am planning on building on soon to both side boundaries, which both have other houses constructed that were also built boundary to… 0 526 I do enjoy the drama:-D In his latest two videos he has started bringing security guards to site, I am waiting for the punch on to begin lol 6 46070 |
