Should we simply ballpark a lower figure as our new offer, or go to the extent of getting quotes for each repair that is required and use that as our basis for renegotiation? Getting quotes to use as a negotiation I think would be pointless. Chances are the seller would just say they can get it done for cheaper, or think (probably correctly so) that you purposely got high quotes. If you can find someone that wants to quote it, great, the more information you have the better you can make a realistic offer. Getting quotes would be a good idea if there is extensive damage and you are not familiar with what would be involved to repair the damage. But that would be used purely as your information to make an offer. If it's small stuff, talk with the inspector, he may have a better idea of costs, and then list the defects when making your offer. Just be aware that not all inspectors are good. Some can miss major defects, so if there is already signs of damage there may be more that he missed. A property is only worth what a particular buyer thinks it is worth at a point in time.Your B & P inspection is instrumental in your perception of its worth. Simply inform the agent you've had a -ve report, supply a copy of the report if he wishes to see it (its part of the REIQ contract conditions in qld), and make your amended offer.
