Post subject:  Weep Holes too low ?....

::study::

I have a contract on a house at present and the previous owner has concreted right up against the house and therefore the weep holes are no longer the correct height from the ground as required ...
The b&p inspector picked this up and now I am just wondering what are my options to correct this?

I was advised it can be an issue in case water gets in and creates moisture and for termites??? ...

any suggestions or help ?? anyone else faced this problem?

Thank you
:D

Consider a cheical traetment for termites to the house, which may be $5000 or more.

Hi ya,
Weep holes are to allow water (moisture) to flow to a lower point from within the cavity
If they are covered then the chance that moisture will build up and form damp areas on the interior wall
and do damage is increased.

The correct place (I think... someone correct me if needed) for weep holes is below top of slab.
Termites Hmmm ... not my field but yes I think there is a need to do something about it/them.

Just to clarify... You have judged the new concrete is level with the inside of the house slab right?

Thanks for all the help !!

The weep holes i am advised to to be 75 mm by building standards and the weep holes are currently only covered by about 3 mm if that ... so it's not like there is NO gap ...
There is just not the building standard gap as the previous owner obviously concreted themselves ...

the house slab and the concrete i am unsure about levels ... there is a step up to the front door from the cemente paved walkway .???? .. so would that mean it is set a tad higher ??...

There is room for water to run out of the weep holes definately ... it's the termite issue that worries me most .. I think?...
Should I be strongly concerned with both issues?

Once I move in I am immediately contacting pest control to arrange a termite management program to see what they suggest and whow them the weep holes.
