Does anyone know a good, cheap carpet cleaner on or around the Gold Coast? How the hell did I become a senior member!? I know nothing! Who is this Ash person and why will he love this thread? lol Ash is our carpet expert, who is currently having a lovely time with joles (notice the xx they use when talking to each other), and he will tell you to get a good carpet cleaner not some crapy cleaner. Now I on the other have never talked to joles with any kisses (sorry but am straight ) and I will agree if it is a rental all you need is a cheap crapy cleaner. The carpet is a flattened loop pile, sort of brown/grey, and parts are frayed (near the balcony) that were like that when we moved in, and another section had to be removed when the hot water service exploded 2 years ago, and the person who came and replaced it did a terrible job. So why should we spend more than we have to now, as you say. How the hell did I become a senior member!? I know nothing! Grace lick (interesting name BTW) As much as I loath to in any way condone using the cheap 'carpet cleaners' out there, I understand you only want to pay what you have to. So here's what to do..... Contact your r/e agent, and ask property management for a list of contractors that they recommend, or ask what their requirements are. Most will give you a few names to try. Ring them, ask about their service etc, and get quotes or price estimates. Be as accurate as possible with your description of the carpets, (room sizes, condition, spots & stains etc). Choose whichever you feel most comfortable with. I say that because agents tend to have different standards. Some are very discerning, and require a good standard of work. Others are very lax. At the end of the day, you only have to satisfy them (and your contractual obligations) so you get your bond back. There are several agents that I work for. Their tenants are obliged to have carpets cleaned to a standard the property management accepts. There have been many times that tenants may choose a cheaper c/cleaner, but the work is really **, so I am then called in to do it properly. So the tenant may have been quoted say $200 by me, but got cheap XYZ company in for $120. Then I'm called in and charge the $200, so tenant has now paid $320 and has a s#!tfight on their hands. The old trap of FALSE ECONOMY! But if you get a cheaper c/cleaner in that was recommended by the prop manager, at least if it is sub-standard, its their problem, as you only got who they suggested. Whoever you get, communicate clearly what your needs and expectations are, and expect what you are paying for... nothing more, nothing less. Ash. Anyway, thanks for the advice. I hear ya. We know our agents very well. They'd just want us to have it cleaned so it's acceptable. The people on their books of repairers etc tend to suck. The carpet person was bad, a tile grouter was terrible, and someone who came to fix the kitchen cupboards doors (they refused to stay closed, something about the hinges) fixed 'em but within 2 weeks they were all open again. *groan* Anyway, so I think as long as someone comes and actually cleans it, it'll be fine. This document can work for you or against you.
When you take on a rental property you are given a PCR and it should state any imperfections (holes in walls, stains on carpets etc). You are given a time frame to note anything and submit it at the beginning. At the end of tenancy, any variation from this description can be seen as your responsibility to fix. I've heard hundreds of times when I clean a carpet for outgoing tenants, that I have cleaned it far better than when they moved in, and that they felt it wasn't even clean in the beginning of their tenancy. I say to them that they should have demanded it be clean in the beginning. That is their RIGHT, just as it is their RESPONSIBILITY to have it cleaned at the end of their tenancy. Ash. Anyway, you see what I mean.... sounds like your agents are pretty lax about standards, so use their recommended cheap crappy carpet suckers. A major agent I work for is in a more up-market area (Claremont, Dalkeith etc) and they are very selective with their tradies. I've been looking after their properties for about 17 years. Most tenants know how money works, and have no problems with my prices. If they do, the agents are very clear with them that they will not accept sub-standard work. Ash. Got talking about the whole hippie culture thing, and when we got home, got onto Youtube, and watched a heap of Woodstock footage. He got his history lesson right there!
