Sounds good. We used 100mm of crushed recycled concrete and 100mm slab.

We don't notice noise from expansion however sound travels very well through the walls. Kids bump a wall in another room and we jumping up wondering what has happened, it's terrible. All the walls with sound insulation are fine. If we had our time over we would insulate every wall. Hanging heavy thi...

Building A New House

We have one front and back. Not putting a 3rd at the side, outside the laundry, is my biggest regret from our build. We had it priced but it seemed a completely unreasonable amount at the time so we left it out. A 30 m hose reaches fine but its annoying.

You should be able to follow up the warranty issue yourself. We have had to do that with a tap and a downlight, we just got an invoice no. and any relevant info from jgking then contacted the supplier ourselves. Much quicker and absolutely no drama, they just sent new items. Good to hear you are st...

What a trip down memory lane rereading this whole thread! Feeling quite nostalgic as we're expecting baby #2 next month. Had M back in a few weeks back to chase up the last few things; creaking step still hasnt been fixed as the tradie never showed up last year. Also having Southern Star come in to...

Are they tannin stains? Is there a new deck nearby? We had tannin stains on our bluestone paving, they fade out in the sun!

We have a steel frame and I wouldn't choose one again without insulating all the internal walls. Thermally our house seems to perform well and we had no issue achieving 6 stars without any upgrades. Also we haven't had any trades express concern or charge any more for any installations. However the ...

I prefer under bench. I'm short and have always felt that wall oven doors get in my way. The doors don't really get too hot to touch with the number of layers of glass these days. I have been very happy with my AEGs.

If at all possible to have it, I would. We use ours a lot. We can walk around the other side or through the house, but that would drive me nuts. I feel like it would be one of those small decisions that you regret. Like me not adding a 3rd out side tap near the laundry just to save a few hundred, si...

Hello All, Please excuse my naive/dumb question. Been living in an apartment since we moved here in Australia and only early this year we managed to upgrade to a house with a backyard. We have Sir Walter turf installed first week of March. Recently, I noticed some growth (encircled in red below) an...

We had a level 1 compaction certificate but our builder's engineers didn't care. They would only consider what the soil tests showed is actually there. Our site costs were 31k including screw piles. This was about 3 years ago. In our estate some builders did take the word of the compaction certifica...

Bank, how high is the top shelf to the small WIR? About 2m. We have 2700 ceilings. This gives room for double short hanging below, which we have in parts of the master WIR. It's not a practical height for everyday use but we just use it for storing stuff that isn't used often and use the lower shel...

I've also messaged you some pics showing them in use by messy teenagers. Ours are tucked around the corner out of line of sight from the bedroom entrance so the no door doesn't bother me like I thought it might. We have a similar size WIR's (1900x1000) with no door in our minor bedrooms. I considered changing this to a standard robe as I wasn't convinced about the no door. However the price the builder wanted to change them was ridiculous and unjustifiable. In practice they work quite well and certainly ho...

In my experience the RBS's inspectors are about as useful as t1ts on a bull. I'd be amazed if ours even stepped foot outside the car, either that or they must have been legally blind. What has your builder said about this? First I would be just following up what they intend to do about it. It looks ...

I was told that Pre Slab might not be necessary too as that is done properly normally by engineers (or someone - can't remember) Pre slab is absolutely necessary, probably the most important in my opinion. Yes it is "checked" by the building surveyors inspector but I wouldn't trust that. ...

Generally specification trumps drawings, however the specification isn't going to mention things not included, only inclusions.
