You never know when you will need these roof tiles again so keep some. I have kept left over roof tiles after hand over. We had to replace 3 tiles during solar panels installation.

I will go for more rooms, provided that you are not compromising the size of each bedroom. it's nice to have a larger size bedrooms :-P Most buyers do look for more bedrooms if you are selling in future. I have 5 bedrooms and I do use them all. I vote for 4 bedrooms.

Do not demo until you have DA or CDC approved. We did KDR. We had to do our own demo as builder will not organise for us. (most of them don't) So we demo old house before receiving DA approval. WOW!! love love love your courtyard garden, this is one great example of small garden with great impact. Just imagine once greenery bamboo covered up the back fence and provide shades in hot summer....later on you can add more tropical plants and shade loving plants as bamboo provide nice shades. eh...
