So your BIM would give me a detailed list of materials, time and costs and then a predicted resale value for the finished dwelling? I would then be able to apply for a owner builder loan or claim depreciation if I choose to use it as an investment.

How do you get your timber certified? Do you use and engineer to check it after it's milled? I would imagine it would be oversize and strength would be based on defect numbers. Not necessarily true with engineers and surveyors. Friend has take a volume builder to court over unsound foundation. Volume builder immediately deflected it to the engineer and put in a claim against their insurance. Watch this space.

I thought all things trade associated were now nationally recognised. He might need to apply to get a licence in NSW. At any rate isn't it his problem to have it certified? Was it discussed before construction? Has he been paid?

get a NSW plumber to sign the paperwork is the easy solution. Probably cost you a days work for them to inspect and do it.

What is ASA? If you are referring to the Ausitralian standards, then you will be hard pressed to find any that will hand out that information. Its not really required, well wasn't when I did my course, and considering there are hundreds that are used... What are you hoping to get from an owner build...

At a rough guess from what I have been quoted: $80 a m2 for 400mm waffle pod (cheap) and 50l/m for 450mm piers. check out duragal flooring system. they have a design guide or technical guide for such things. 90 x 90 x 2mm is good for 4.5m. The cheaper you want to go the more bracing you will need at that height.

make sure all the roofing is covered with some sort of barrier to prevent condensation dripping onto the cedar. Its always better to coat the side that goes towards the roofing material too. Helps prevent warping, but cedar is pretty stable.
